š” Loxahatchee Market Update ā August 2024 š”
Hey, Loxahatchee! The real estate market has definitely softened, so hereās whatās happening in August 2024 and what it means for you:
š Closed Sales: Only 50 homes sold last month, which is 12% fewer than last year. The market is slowing, and weāre seeing fewer transactions. Sellers are finding it tougher to get deals done quickly, but opportunities are still there for those who price right.
ā³ Median Time to Contract: Homes are sitting on the market for an average of 31 days, compared to 25 days a year ago. Buyers are taking their time, which means sellers might need to adjust expectations and be prepared for longer timelines.
š Months Supply of Inventory: Inventory is up significantly, now sitting at 5.4 months compared to 3.8 months last year. More supply means buyers have more options, and itās a tougher market for sellers who now face more competition to attract serious offers.
šļø Active Inventory: Active listings have jumped 49%, with 272 homes on the market. Buyers, this is a chance to take your time and explore all the options available. Sellers, the increase in inventory means youāve got to stand out to catch a buyerās eye.
