When discussing the value of a home, you'll hear the terms market value and appraised value – so, what's the difference?
🏠 Market value is the price a buyer is willing to pay for a property, and the appraised value is the professional opinion of an appraiser.
Once your home is under contract, an appraisal will most likely need to be done. Mortgage companies require an appraisal because they need to verify that the home is worth the purchase price.

Here are some questions you should ask yourself:
1. How soon do you need to move into a new home?
--- if you answer is soon, or less than 3-6 months, new construction may not be a great option for you.
2. Do you like to work on home projects, or do it yourself?
--- If your answer is no, a new construction home may be a good fit. With everything brand new, all of your customizations chosen, and a home warranty, you won't need to do any fixing up in a while.
3. Are you looking for something perfect?
--- If your answer is yes, a new construction home may be a good option. You'd be able to build something that fits your needs and desires. Plus, if you can find land in your desired location, your dream home awaits!

The newest market stats are out for December. Year-to-date there was 46,116 houses sold in 2021! That is 3.8% higher than 2020. Sellers are also getting a great average for their homes. The average of the list price received is 99.7%, which is also up compared to 2020 by 1.3%.
The market is going to pick back up soon, if you want to get in now before things get too competitive... DON'T WAIT!

Interest Rate Projections 🤯
The longer you wait to purchase a home, the higher interest rates will get. It's predicted to get close to 4% by the end of 2022. Now, 4% is still not a bad rate, but if you can get a lower it's worth it! Put your money to good use. With home appreciation and equity still on the rise, the housing market is going strong.

Trust your Realtor®️ when they tell you a pre-approval is necessary. With todays current market you want to be armed and ready as a buyer so you can offer quickly and WIN! It's important when your pre-approved to not make any big purchases or open new lines of credit. If you aren't sure what you can and can't do, ask your lender first.
