Real Estate is one of those things people are always curious about. Well, the numbers don’t lie and this is what we are seeing…

💥 Still at almost 100% for the prices received on homes, it is down some from the “hot” market where averages were 101%. So competition down a bit, but that doesn’t mean you don’t have to offer strong.

💥 Sitting at 33 days on market average, it is taking a little longer but still a normal pace.

💥 The months supply has gone up, meaning there’s enough inventory currently to last 2 months. So doesn’t mean there’s a lot of inventory but it has increased some. Inventory is what affects the multiple offers, if there’s limited homes you’re going to have the same people wanting the same house.

💥 The prices of homes are NOT DROPPING, in fact the average sales price went UP! Again, the numbers don’t lie. We aren’t seeing significant price drops. Foreclosures are actually statistically lower than the average.

We know some of you may have hesitations, but let’s chat about what those are. It is about buying or selling when you’re ready, but if your hesitations are based around fears or false information then we need to talk! 👂🏼

Imagine what things could look like in 12-24 months when interest rates drop? It won’t be easier or cheaper to buy! The competition will increase even more and drive up the prices. Especially first time buyers, you will have an ever harder time buying.
