Moving with children doesn't have to be stressful or overwhelming. Here are a few ideas that will make this transition easier for you as a parent and for your children.

1. Make a game out of sorting/decluttering. The first step to packing is to sort things out that you wish to take with you. Make three piles, "Keep" "Toss" "Donate/Sell". Make it a game to sort into those piles!

2. Let them decorate the boxes they pack. Crack open those markers and let them decorate the boxes that are holding both their belongings and the houses belongs.

3. Let them pack their own Necessities box. This is a box that you unpack your first night. Make sure they have a say in that stuff. It will make their first night there feel more manageable.

4. Give your child a choice about what they will help pack. Making a list of things to pack is not only going to save your sanity but will help with them. Have them decide if they want to help with towels, or video games or blankets...

5. Buy a few extra moving supplies items! Give them some bubble wrap to jump on, what's the harm in it?

6. Appoint one child or certain children as the "Moving Manager". Some kids thrive on jobs, clipboards, checking things off lists. Let them feel important with this title.

7. Lastly, Have a moving activity box ready. Make a box with art supplies, snacks, books, cards, etc to break out when the going gets rough. Put it away during regular hours so this is a special box to have!

How to decide between a 15 year and a 30 year mortgage!

With mortgage interest rates hitting record lows again, you may be thinking about buying a home or you may even be throwing around the idea of refinancing your mortgage. However, what you should be thinking about is should you apply for a 15-year mortgage or a 30-year mortgage?

Benefits of a 15 year: The biggest benefit is that you may be scoring an even lower interest rate. A 15 year is less risky for lenders in turn they can supply a smaller rate. You will also build home equity faster because you will be making higher principal payments monthly. If your primary goal is to be debt free you will acheive this faster with a 15 year.

The downsides to a 15 year: The biggest downside and why people shy away from the 15 year is because it results in a higher monthly payment. Creating a higher monthly payment for your family is a risky decision as the future is always unpredictable. It will also be difficult to create an emergency fund when you are facing a higher rate.

How to decide: Most financial outlets will agree that you should pay your mortgage off sooner. However, that is not the consensus with everyone. If you are debt-obsessed and having this hanging above you or keep you up at night you may prefer a 15 year. However, if you are someone who is paycheck to paycheck or looking to spend money elsewhere you may be better off with a 30-year.

One more thing! most 30 year mortgages do not charge a pre-payment penalty You will always have the option to pay more than your minimum payment. By applying extra to the principal you could shorten your term!

What Is Title Insurance?
Title insurance is a form of coverage that provides protection if problems arise regarding the property title. If you are taking out a mortgage loan, the lender will require you to purchase title insurance. It is important to note, however, that the required coverage only provides the lender with protection. Therefore, in order to protect yourself, you will also need to purchase a personal title insurance plan.

Why Do You Need Title Insurance?
It provides you with protection from the hidden risks that may be associated with your purchase. For example, if it is later determined that there are missing or forged documents or if mistakes were made when recording the legal documents associated with your property, you may suddenly find yourself owing back taxes or you may even discover that you do not legally own the property.

We are out and about daily looking at homes and creating a plan for the homes and people we are working with. We take our time and evaluate each room and square foot of the home and create an estimate that will gain you the best value.

We put so much time and effort into this process because we know the selling of your home is a major life change and not to be taken lightly.

Zestimates can be off by 100s of thousands of dollars depending on the home. We want you to know the value of your home because of the wood floors and the updated bathroom, maybe the landscaped backyard. These are things that Zillow will never see and we want to make it clear to you why we are giving the value that we are giving!

Are you ready to find the value of your home? We are ready to work on that with you! Give us a call, text us, email us... We will chat any way you feel comfortable!
