Why this Fall is the best time for house hunting 🏡

Interest rates are still extremely low. Even with the increase in home prices, the low interest rates are balancing them out. Buyers have more purchasing power with the low rates which means you're able to afford "more house" - YAY!

Fall decor is everyone's favorite and if agents are educating their sellers, homes will be extra cozy! Not to mention, Pumpkin Spice scented if we're lucky.

This is a great year to sell with the shortage of inventory, increased home prices and buyer demand which means those last minute sellers are going to want to hit the market before Winter rolls in!

The number one piece of advice I would give to a buyer who wants to be in a new home by the end of this year is this: START NOW.

We're over halfway through 2021 so if your goal is to achieve homeownership before the clock strikes midnight on December 31st, it's time to reach out to a real estate agent.

That doesn't mean you're going to start house hunting tomorrow, there are a few steps that come before that. What it does mean is that we're going to map out a plan for you based on your current home goals and desired timeframe.

That all starts with a buyer consult which we can do over Zoom or at a coffee shop.

I'll walk you through the entire process, get you set up with a lender to get pre-approved and for the exciting part - we'll talk about your home wishlist!

5 WAYS YOUR HOME CAN MAKE AN UNFORGETTABLE FIRST IMPRESSION

1. The warm welcome: This might include a fresh coat of paint on the front door, a brand new door mat, new house numbers and a wreath on the door.

2. The right temperature (72 seems to be the sweet spot but always appeal to the weather which means cranking the heat on cold days or opening the windows on nice days).

PROFESSIONAL PHOTOS! Here’s the deal, I’m a real estate agent, not a professional photographer. Your FIRST showing takes place ONLINE. Buyers will decide whether or not they want to see your house in person based on what their first showing is like online.

That means, all of our listings get professional photos taken by a professional photographer, not my iPhone! We are focused on marketing your home in the best way possible, not editing photos all day. So with us as your agents, you’ll get the professional photos and we will help you get your house ready for them.

Here are 3 tips:

-Clear everything off of your counters (with the exception of a candle, bowl of lemons or vase of flowers)

-Open up all of the blinds and curtains before the photographer comes

-Arrange your furniture in a conversational setup. Instead of pushing the couch against the wall, you might want to have it facing the other couch or angled towards the chairs. It will photograph better this way!

A: Some of the expenses you’ll want to prepare for when house hunting go beyond the down payment (but the good news is, you don't need 20% down to qualify for a mortgage)! Here are a few things you’ll want to keep in mind when budgeting for the home buying process.

💰 Earnest Money (1% of the purchase price)
📊 Appraisal (Around $500)
🧾 Down Payment (Depending on the loan type you qualify for, this can vary but can be as low as 3% - check with a mortgage professional for exact numbers and percentages)!

BUYING IN 2021 - HERE'S WHAT'S CHANGING:

It's safe to say that 2020 brought about quite a few changes in the real estate world but a lot of them are pretty great! Here are a few things that have changed home buying that you can expect to see if starting your home search in 2021!

🌟 The features buyers are looking for: With the transition to virtual classrooms, work from home jobs drastically increasing and more time spent at home overall, buyers wishlists have shifted to some pretty specific home features.

If you're starting your home search this year, these may be features you want to consider for resale (depending on how long you plan to live in your home).

Some of those features include, dedicated home office space, multi purpose kitchens and mud rooms, smart home tech and an emphasis on making the most of the outdoor space!

🌟 Being prepared in advance - not only did Covid change the real estate market but so did the low inventory levels we experienced last year.

Knowing your budget and being able to make moves very confidently is going to continue to be KEY to buying a home this year. That means meeting with a Real Estate Agent before you're ready to start your actual home search, getting pre-approved before even looking at homes online and understanding the ins and outs of a competitive market.

HOME GOAL: BUILD A HOUSE - is this you?

The number one thing to do if you want to start the building process this year is to figure out your budget 💰

This is going to look like a balance of determining your must haves, want to haves, deal breakers, and figuring out what those things cost individually and collectively.

Starting with the lot - if there is a new development you'd love to build in - figure out the minimum lot prices and what requirements the subdivision has on things like square footage, building materials, etc.

What goes hand in hand with that is finding a builder. Are you looking at the high end builders, mid range builders or budget friendly? The builder itself can play a huge role in the lot you end up building on.

Next, start looking at cost of upgrades. One of the biggest surprises to people starting the building process is how many upgrades there are and the extent of options that drive the price up really quickly.

That means the quality of your home photos is CRITICAL. One way we help our clients achieve this is through the use of a professional photographer.

But before those photos are snapped, your house has to be prepped and ready! Here is a sneak peek of our go to checklist we share with our sellers to help them prep for listing photos ⬇️

Your credit score in a nutshell 🥜

Your credit score is a critical component in applying for a mortgage.. It affects things like what loan program you qualify for, your interest rate, how much house you can afford and how much you'll pay over the life of the loan.

If you're thinking about starting the house hunting process, it's important to check your credit score so that you can make any necessary changes prior to applying for your mortgage.

You can check your credit score on sites like Experian, Equifax, Myfico.com and annualcreditreport.com.

Credit guidelines are more flexible than many buyers initially think. We always recommend getting in touch with a mortgage professional early on (prior to house hunting) so that you can learn all the ins and outs of the financing process, how much you can afford and what you should do (if anything) to improve your credit score before applying for a mortgage.

How to get over the house that got away:

You found THE ONE, you wrote the offer, you created Pinterest boards full of inspiration for how you would Chip and Joanna that kitchen after closing day. But the sellers didn't accept your offer.. how do you get over missing out on the house?

Did you know that every buyer of mine that has missed out on "the one" actually ended up glad that they did? Believe it or not, every single time, they've found an even more perfect home!

So what do you do in the moment? A few things..

1. Know that you offered your highest and best. There is nothing more you could've done.
2. Know that there WILL be another house for you!
3. Keep looking! Many times when a buyer misses out on House #1.. the actual ONE is not far behind! You know what you're looking for now and you won't hesitate when it's time to make a move.
4. You're making smart real estate decisions. If you would've offered higher than you did or waived a major contingency, you might have regretted it. Now you can take what you learned and apply it to the next house!

📍 Digital Marketing Strategies: It's 2020 which means your agent should be utilizing digital marketing strategies to reach and attract as may eyeballs as possible to your listing. This can be done with a combination of live video, buyer interest generation, Facebook ads, and tours.
