Should a home inspector look for mold during an inspection? Absolutely! Concentrated mold growth within a home can be detrimental to the occupants of that home, especially older people, young children and those with allergies. It is very important that an inspector know how to identify possible mold growth and determine the cause of the growth and report on these issues effectively.

What Is A Final Inspection?
A final inspection on a new construction home is performed when the house has been completed and is nearly move in ready minus minor punch out and/or touch up work. The final inspection is the last inspection that is performed on the house before closing. The home is inspected for any code violations, life safety concerns, manufacturers installation issues and improper construction practices. This is the time when all components that are to be installed on the home are installed and completed and can be inspected and tested.

What is a Pre-Drywall Inspection? A Pre-Drywall inspection is an inspection of the framing, foundation, HVAC, plumbing, and electrical prior to insulation and drywall being installed. We call this phase of new construction the "guts" of the house. This is a very important inspection to have done if you are having a new home built as this is the last time all of these items will be exposed and readily accessible. If there are any issues such as code violations, structural issues, defects or safety issues, this is the time to bring those concerns to your builder so they can be addressed!

How Long Should A Home Inspection Take?
That depends on the size of the house. We tell customers to plan on 3 to 5 hours minimum for your home inspection and remember that some can take even longer. This is based on a typical 2,500 square foot house. Regardless of what technologies a home inspector uses, there is a lot of components and systems that must be evaluated during the inspection and this just takes time!
