With the virus situation, I hope everyone here is safe. Saw quite a few posts this week about rent payments and thought Iād write a short post here about what to expect from your property manager or landlord in this current situation.
Assuming you have a great rental history and are in good terms with your LL or PM, below are the 4 most likely scenarios.
1. You are going through hardship and needed some extra time. LL and PM can appreciate tenants communicating this BEFORE rent is due, especially if you have a plan and schedule you can discuss with them. Ask if late fees can be waived in this instance.
2. You lost your job. In this instance, ask if they have any resources that you can get help from. Offer to pay something if you can even if it is a portion of your rent. Be prepared to move-out and be upfront and realistic about the timeline. Again, honesty and communication is the key here.
3. You still have a job and are in good financial situation. Do nothing in this case, but help others who needed help in ways you can.
4. You are down with the virus. Contact your LL or PM as soon as you can, or have a family member do so. Priority should be your health in this instance.
Under no circumstances should you expect that rents will be waived. LL and PM have bills to pay too and their paycheck is your rent. After all, most are expected to receive some help from government ($1200 and/or unemployment).
If you have the reputation of paying your rent late or skipping your rent and you are going through tough times, then you are SOL. To be honest, the virus is not your problem. Your character is the problem. In this case, be prepared to be evicted.

"I have bad credit. Will the landlord accept my application?"
That is a very common question we received almost on a daily basis. So, does it really matters if you have bad credit score when you are trying to apply for a rental? Well, the answer comes down to 'When' and 'What'. If you have bad credit due to credit card bills, student loans, hospital bills, etc, and they are at least a couple of years back, and progress are being made to pay off the debt, then I'd say you have a good shot at the rental application if the landlord is open to considering tenants with bad credits.
However if your bad credit is due to rental or utility related debts, then most likely your application will be rejected. If you happened to fall into this category, it is best to address the issues first and then ask the relevant parties to issue you a 'Clearance Letter' once the debt is paid off, before you hunt for a place to rent.
Everybody makes mistake at some point in time. We understand that, and therefore we always try to convince our landlords to consider qualified applicants with bad credit.
