Chimey repair - 55ft of 1x4 and 1x3, 11ft of 2x6, caulk and paint

Chimney repair job : replaced rotten sheathing, six boards of siding, two wood trim pieces with Hardie board (to deter carpenter bees), caulked and painted around all trim of the entire chimney.

This morning I was called out to give a quote for gutters and to perform a roof inspection. I told the homeowner I needed to charge for gutter cleaning and roof clearing to see what I'm dealing with, she agreed and I did my thing. Underneath all the debris I found a massive hole likely caused by a branch as well as a terrible patch by the previous owner. She hadn't noticed a leak but with a hole this big there is no way she isn't getting water in her house. The chimney cap was cracked and the large chase had no chimney cricket. Her home inspector completely missed all of this!

Don't believe you will always see every leak your roof has!

Very few home inspectors will climb any roof at all, even one as low sloped as this one. - pointed out filthy chimney cleanout (recommended chimney sweep clean and inspect chimney before use)
- discovered rotten fascia boards underneath gutters
- going back to replace HVAC exhaust with missing cap

Very commonly overlooked problem: holes created and never repaired when a toe-board was at one point installed.

Chimney leak was reported, upon closer observation it was determined that the chase cover was a few inches too small all around. It should be large enough to completely cover and go over the edges of the chase but here a small ledge where water was allowed to pool seeped in through gaps in the caulking and came in through the inside of the chase.
