Why most RE investors are "Equity Rich and Opportunity Poor" 🏠📉
I just finished a study of 1,000 investors, and the data confirmed something I’ve seen happening a lot lately: 37.3% of us have missed a massive deal specifically because our capital was locked up and we couldn't move fast enough.
We’re taught to dump everything into the next down payment or a 401k, but we end up with a "liquidity crisis" right when a motivated seller calls.

Even worse? Most of us are walking into a massive tax trap in retirement that will eat 30-40% of our exit profit.
I got tired of guessing, so I built a Retirement Tax & Liquidity Calculator in Google Sheets. It lets you plug in your current portfolio to see:
Exactly how much you’ll lose to the IRS at "the finish line."
Your "Opportunity Cost" (the cost of keeping cash in a 0% checking account vs. a 7FS vehicle).
I'm happy to share the sheet with the group for free.
If you want a copy to run your own numbers, drop a "CALC" in the comments and I'll send the link over to your DM.
(No opt-in required, just want to get some feedback on the math from fellow investors!)
