After you’ve narrowed down your home wish list and budget, research loan options to determine which mortgage lender is right for you.
Keep in mind that rates and fees vary based on the lender. Some charge upfront fees, others don’t. Some pay their employees a commission (resulting in an added cost to you), while others don’t. Some lenders have access to down payment assistance or local loan programs that can provide thousands in savings.
Bottom line: do your research! The best lender is going to take the time to get to know you, while taking your financial needs and goals into consideration.

Here's some takeaways from the real estate data for Loudoun County, per DAAR. (DULLES AREA ASSOCIATION of REALTORS)
*Median sales price dropped (slightly) for the first time in 4 years, down $5k from $625,000 where it was a year ago, to $620,000.
*Aldie saw the SMALLEST drop in Sales for December 2022, only down 3.2% from December 2021. For context, Ashburn was down over 40% and Sterling was down over 50% (YTD).
*There were 157 MORE Active listings in Loudoun in December 2022, an 80% INCREASE from the prior year.

Good news for homeowners and agents who operate/rent VRBO properties. This exact issue was part of a Town Hall here in Loudoun very recently. Generally, any state law will trump any County or HOA who tries to limit these rental properties on how many days they're rented for.
Short-term rental bills could rewrite the rules, and Virginia Beach civic leagues are concerned Sen. Lynwood Lewis, a Democrat who represents the 6th Senate District, introduced a bill at the General Assembly this year that would essentially prevent a locality from restricting certain aspects of short-term rental properties managed by a Virginia realtor.
