22 years selling homes, just had someone come to my Open House with their dog, and it wasn't a service dog. I mean, really....

In the last couple months or so, I've seen more VA Loan offers and buyer request for subsidy, even in what's still a sellers market. As far as VA Loans, just as an FYI, their rates are about 3 quarters of a point lower than Conventional. And as far as the subsidy requests, buyers are asking that to help buy down their rate. At some point the higher rates were going to have to have some affect on the market and how buyers approach it. Have we reached that point?
