Research shows that a staged home can sell up to 11x faster and, even better, for 20% or more over list price! 🤩
Safe to say, staging your home is one of the best things you can do to ensure a successful sale, and it doesn’t have to be complicated. Here are a few of our top staging tips:
💡 Lighten things up
Few buyers seek out a dark house; most prefer one that’s light and bright. Make sure windows are clean and open curtains and blinds to let in the maximum amount of daylight.
🛁 Freshen kitchens and baths
Add a fresh coat of paint or new hardware to outdated cabinets, and replace shower curtains and hand towels for a clean, streamlined look.
🛋️ Rearrange furniture
Position your furniture to show off your home’s best features. For example, if you have a fireplace, arrange furniture symmetrically around it to create a cozy space. Remove extra or oversized pieces to make rooms feel larger.

November 15 is ! 🥳
Here are some tips to get things squeaky clean:
🗓️Plan ahead.
You’ll need to empty your fridge to clean it properly. Get coolers with ice ready to keep perishables at a safe temperature while you clean.
🙅Toss expired items.
Check the use-by dates on those items in the back of the fridge. Throw away anything that’s past its prime.
🧽Remove the shelves and drawers.
Hand wash them with warm water and dish soap. If your shelves are made out of glass, let them come up to room temperature before using hot water to avoid cracking.
🚿Clean the interior.
Apply a gentle cleansing spray, vinegar, or a paste of baking soda and water. Use a cotton swab or old toothbrush to get into crevices where debris can collect.
🧼Wipe down the exterior.
Disinfect and clean the exterior using vinegar or antibacterial spray. Brush any crumbs out of the door gasket and gently wipe it with a cloth.
What are your top tips for cleaning the refrigerator? Let us know in the comments!
🌟 Finally, it’s a better time to be a homebuyer! 🌟
The last few years were tough, but here are a few reasons buyers should be feeling more optimistic:
🏡More inventory: An uptick in supply has given buyers more options to choose from.
🏡Less competition: On average, listings are receiving fewer offers than those sold during the real estate rush of 2020 and 2021.
🏡More bargaining power: The increase in inventory and decrease in competition mean that today’s buyers have far more leverage to negotiate on price and repairs.

📣BEWARE OF INSTANT CASH OFFERS FOR YOUR HOME
The US Federal Trade Commission recently fined online home buying firm Opendoor $62 million for “cheating” home sellers.
The company was deceiving homeowners by claiming that “they could make more money selling their home to Opendoor than on the open market using the traditional sales process.”
Companies like Opendoor (aka iBuyers or direct buyers) use computer algorithms to offer home sellers quick cash offers. But don’t be fooled by their splashy advertising—these offers are almost always below market value.
According to MarketWatch, transactions involving iBuyers net sellers a whopping 11% less than those conducted by a real estate agent on the open market.
Listing your home with an agent is the proven way to maximize its sale price. Contact us today for a free consultation to find out what your home is really worth.

Scent has a powerful impact on our emotions—and it can make or break how potential buyers react to your home.
That’s why it’s essential to make sure your home smells its best before an open house or showing. Here’s how:
🧽 Give it a good scrub. Wipe down all surfaces, paying special attention to the kitchen and bathrooms. Use neutral-scented products whenever possible.
🗑️ Take out the trash. Empty all trash cans, even well-sealed ones, to keep any smells from escaping. Plus, no one wants to see your garbage!
🧹Clean the carpets. Eliminate built-up dirt and pet dander by having your carpets professionally cleaned. They’ll look better, too.
BONUS:
🍪 Whip up a treat! Baking cookies is a classic real estate agent’s trick to make a home smell warm, cozy, and inviting.

Do you know your community’s price-to-rent ratio?
It compares the cost of renting versus buying a home.
To calculate the price-to-rent ratio, divide your area’s median home price by its median yearly rent price. The higher the ratio is, the more expensive it is to buy compared to rent.
Even if renting seems like the better bargain today, it’s still important to consider the big picture. As the years go by, homeowners can gain equity and pay a fixed mortgage payment. Renters, on the other hand, face price uncertainty and miss out on equity gains.
Trying to decide whether buying or renting is right for you? Check out our latest blog post for more key tips.

You need to know about the 5-year rule. 🏡
Some financial experts caution against buying a home unless you plan to own it for at least 5 years. This is because there are costs associated with purchasing and selling a home, and it may take time for the property’s value to rise enough to offset those expenditures.
If you aren’t sure about your new area or think you will need to move soon for work or family, you may be better off renting for now.
But if you plan to stay in your community long term, purchasing a home can be a fantastic opportunity. 💰 That time will allow you to build equity as your home value appreciates. Plus, you’ll gain a priceless sense of security and stability.
What other factors should you consider before taking the plunge into homeownership? Read our latest blog post to find out.

Interested in investing in real estate? 🏠💰
You’ll need to understand cap rates.
A property’s cap rate (or capitalization rate) is an estimate of its rate of return. To find a property’s cap rate, divide the net annual income you expect it to generate by its current market value.
Cap rates are a great tool for comparing properties, but they don’t tell the whole story! You also need to account for financing costs, management expenses, and more.

Struggling to pay for home repairs or improvements? Tapping into your home's equity could be the solution!
Before you pull out your credit card, consider some of these lower-interest options:
✔️ Home equity line of credit (or HELOC): Borrow as needed up to a predetermined limit. However, the interest rate is often variable, so it could increase over time.

Make moving easier with these packing hacks.
Moving is a BIG step. But it doesn’t have to be overwhelming. Keep these tips in mind as you prepare:
📦 Start packing when you start searching for a new home. Tackling a couple of boxes a day will give you a head start. And if you're going to sell your current home, you'll need to declutter anyway.
📦 Pack with unpacking in mind. Bundle items from a single room in each box. Then, clearly label it with its destination in your new home. This will save you time (and footsteps) when you unpack.
📦 Think outside the box when transporting clothes. If you plan on hiring movers, ask if you can leave clothing in your dressers. In many cases, they will use plastic to wrap the dresser so the drawers don’t fall out during transport.
Starting a new chapter in your new home should be an exciting time. We can help you find the resources you need to make your big move your best move.
