We're over halfway through 2021 so if your goal is to achieve homeownership before the clock strikes midnight on December 31st, it's time to reach out to a real estate agent.

The most important part of prepping your home for showings is to transform your home to create an experience for the buyer(s).

It’s important to paint a picture that will allow the potential buyers to picture themselves living in your home. We want them thinking about Saturday morning coffee and pancakes at the breakfast bar and family movie nights on the big comfy sectional they’re going to buy for the living room!

This means removing distractions, highlighting the home’s best features and making your home shine before the buyers arrive! The best way to optimize the showing experience is to create a checklist (or request mine which has all the juicy tips I learned from experience ready for you to implement)!

This sh*t is bananas! But it doesn't have to be! Here are 3 tips for surviving the showing madness...

Picture this: Your house hits the market and within just a few hours you have back to back showings lined up for the next 48 hours. Welcome to the showing madness (the result of the demand created with the help of your listing agent)!

Here are 3 things I advise my sellers to do during the busy showing days:

1. Plan a mini stay-cation: Book a hotel or plan to stay with family for the day your house hits the market and the following day. That way you can get your house prepped and ready without worrying about going back and forth with the kids, the pets and all the things.

2. Have a Real Estate Agent who can manage the madness. They can provide all the information about the home in MLS and in brochures that buyers can take, they can field questions from buyers and their agents, they can request feedback from each showing, they will organize any offers that come in and most importantly, pull all the pieces together while you enjoy your day.

3. Make a checklist of all the things you want to have ready before you leave the house (lights turned on, music playing, swimming pool staged, etc). Go through that checklist the weekend before your house hits the market so you are ready for everything you have to do in advance. On the day that showings start, you'll be able to quickly run through the list so your home looks its best.

Dropping a TRUTH BOMB 💣

The highest offer doesn't necessarily mean the BEST offer. Let's chat!

Let's say buyer 1 submits an offer right away. The price is aggressive and over the list price but they ask you to respond within an hour. They also listed a closing date that is a little later than you were hoping for and included a few extra contingencies.

Buyer 2 submits an offer next. They offer the list price but prior to submitting the offer their agent reached out to yours to ask if you have a preferred closing date and if anything else was important to you that they should consider. They give you 24 hours to respond.

Buyer 3 submits the final offer and their price rolls in right in the middle of the other two (just slightly over the list price). They include an accelerator clause which is a contract they are including as part of their offer that says they will pay up to X in order to beat out any other offers. They give you a few hours to respond to their offer and their agent has already called 3 times to ask questions about the fence post that looks crooked and inquired about the last time you had the furnace maintained.

Which offer do you pick?

While looking at the numbers only, the highest offer might look like a no brainer. But what is often overlooked is everything that comes after an accepted offer. There are still contingencies to get through and financing and appraisals that have to be approved before you're handed over your proceeds check on closing day.

Your real estate agent can take all of the important factors (I only touched the surface in my examples) and compare them side by side so you can weigh your options and decide how to proceed.

Sometimes, the best offer isn't the highest one if you want to have a smooth transaction and successful home sale.

Here’s what you can expect when working with someone who follows less traditional (aka more modern) methods when it comes to strategically marketing your listing:

✔️ They utilize digital marketing strategies: They know how to position your home on social media in a way that will result in more eyeballs on your listing. They are also active on their social platforms which means they are continuously growing their network and are connected with agents all over the country.

With having an active social media presence on platforms such as Instagram, Facebook + LinkedIn they have the ability to connect with and reach more millennial home buyers which make up the largest share of home buyers at 38%, according to a report done by the National Association of Realtors.

✔️ Modern Agents keep up with the latest design trends to give you the competitive advantage when it comes to prepping your home from sale. With their active social media presence, they have the ability to connect with and learn from interior designers right from their phone!

✔️ Modern Agents know the importance of hiring a professional photographer to take their listing photos. They understand that the majority of buyers are first seeing your home online which means that is your first chance at capturing their attention. iPhone photos aren’t going to create the same demand that professionally done photos will.

✔️ They have a quick response time as they communicate via text and email while on the go and at home. Many areas are experiencing very limited inventory and an abundance of buyers looking for homes. This puts sellers in the driver’s seat but if you’re not hiring an agent that does what is necessary to capture the most buyers possible, you could be leaving money on the table.

According to a report from National Association of Realtors (NAR), selling on your own could mean netting a lower profit.

I totally understand the appeal of trying to do this on your own. HGTV makes it look pretty dang easy. And Selling Sunset - do they sell houses or just drink wine and wear 6 inch heels? I get it. But please know, that is extremely far from reality!

Selling with an agent is going to have a cost but selling without an agent could have an even greater cost.

I'm just here to share the facts and be a resource if you have any questions. I want the people I know to make smart real estate decisions. I've seen and heard way too many situations that are the opposite. Schedule a zoom chat or coffee consult anytime!

3 things you need to know:

1. Homes have significant amounts of equity which means if someone needs to sell, they will likely be coming out ahead.

2. Demand is at an all time high with the record low interest rates and low inventory levels.

3 - Housing supply is extremely low which is creating a fast moving market. Homes aren't sitting around for long right now.

With that being said, foreclosures are not expected as an effect of the homes that went into forbearance last year which is great news!

The name “Rococo Real Estate & Design” was born from a love story.... mine. My nickname is Coco, short for Chloe, and my boyfriend’s nickname is Ro, short for Romie, so we’re Rococo. Funnily enough our namesake also means an “exceptionally ornamental and theatrical style of architecture, art, and decoration…” couldn’t be more perfect! Because I love interior design in addition to having a passion for real estate.

But I wasn’t always an amazing real estate agent & interior designer. Born in England, and raised in VA, I have a compelling combination of British class and Virginian charm. After getting my Masters in Biotechnology, I worked as a neuroscience & psychology sales consultant for years, before making the big switch into real estate & design. You may be thinking, “from science to something so people-infused and creative?” But, I’ve always loved helping others and I’ve also been pretty artistic. My passion for interior design and do-it-yourself projects recently landed me a spot in the Washingtonian magazine.

Flash forward to reality, several years later, I decided to regroup and rethink my career and focus in life, and did a bit of soul-searching. I knew I wanted to find something I loved so much, that by doing it, I’d jump out of bed in the morning with a smile on my face. As someone who loves flipping houses, I knew that I wanted to make real estate & design my new career. ... and I’m so loving life, I haven’t looked back.
