How much does it cost to buy a home????
Buyers are getting their offers accepted every day but if you want to be one of them, you have to bring your 🅰️ game. So how much money do you need??? Let’s break it down, for the main costs 👇🏠.
1️⃣ Earnest money deposit, called the EMD - (typically it is at least 1% of the purchase price). This money will be held in an escrow account with the settlement company the buyer chooses. Upon closing, this will be returned to you and go towards what $$ you owe at closing.
2️⃣ Inspection - ($350-$500) Not mandatory, but strongly recommended. You don’t want to spend hundreds of thousands of dollars only to find out you brought a lemon 🍋.
3️⃣ Appraisal - ($500-700) This is how the bank determines is the house is worth the amount that you’re trying to buy it for. The bank isn’t going to finance more than a house is worth so if you’re a gambler, and want to jump well over asking price to win the deal, make sure you have some extra cash to cover an appraisal gap if the appraisal comes in lower than your offer price. Example: you offer 800K for a home, and it appraises at 790K, you owe 10K in cash to make up the difference. A good realtor will help you determine what an appraisal range may look like.
4️⃣ Closing Costs and Prepaids - (roughly 3%-6% of the purchase price). This is make up of many different fees that are associated with your home purchase. This includes lender fees, closing attorney fees, taxes, prepaid insurance, etc.
5️⃣ Down Payment - This amount depends on the type of loan that you have. $0-VA loans, $0-USDA loans, 3.5%-FHA loans, $3%-$20+% Conventional loans.

The strongest price growth this month was in Ashburn zip code 20148, where the median sales price jumped up by more than $107,000 from last October (+18.7%). Price growth was also strong in Leesburg zip code 20175 (+17.5%) and Chantilly zip code 20152 (+13.9%).
