Buying Land refined..*14 principles to be taken into account Before buying land in Uganda*

1. Do an official search with the Lands office

2. Check with the LC's. Don't go there with the seller.

3. Suggest to pay through the bank. Most fraudsters dread the bank.

4. Never get pressured to rush payouts with stories like *The seller has a medical emergency*

5. Take time to talk with the neighbours coz sometimes the LCs are an interested party. The neighbours always know who is who.

6. Take photos or video of payment session, Land titles or agreements of previous owner, etc. *Abagezigezi bangi*

7. Employ the services of a lawyer. These can do all necessary due diligence and save your money. Make sure its *your* lawyer, not the seller's.

8. Enlist a land surveyor. Be sure they're registered with the Surveyors Registration Board and have a valid practising license. *Abafere bangi mu kintu kino*

9. Add the seller's National ID and the broker's to the agreement or title.

10. Get Yaka and UMEME receipts if the land you're buying includes a house.

11. If the plot or land is unbelievably cheap, don't rush. Such land may have issues later.

12. Check with NEMA too. It is becoming another stampede in land issues too.

13. Most importantly, pray that God will guide you through and like the bible says, *Trust in God and Him alone*.

14. Transfer the Title immediately after the transaction.

Work as an Entrepreneur, in your job. (Part 1)

"Oh, how I wish all God's people were entrepreneurs!"
....
A young man asked me once, "when did you first become an entrepreneur?" And was quite surprised by my reply:
"I have been an entrepreneur, for as long as I can remember."

"Were you an entrepreneur, when you worked for someone else?" He asked.
"Yes, I was. Even when I was employed by someone else, I worked for them, as an entrepreneur." I explained.
"Is that why you went off to start, your own business?"
"No; not really."

There was a pause:
"Sir, I don't understand? I always thought entrepreneurs, start their own businesses?"
"Not necessarily. Some of the best entrepreneurs in history, and even today, do not start their own businesses. Its not necessary."
Then I added:
"If my employers, at the time, had recognized me as entrepreneur and deployed me, in such a way as to allow me to express myself as an entrepreneur, I would have stayed, and helped them to build a bigger and more successful organization."
A long pause, as he reflected on my comments:

"Sir, I'm a bit confused? Are you saying that I can be an employee, and an entrepreneur at the same time?"
"Yes, that is what I'm saying to you. It's best to always function as an entrepreneur in your job. ....successful organizations are those who employ entrepreneurs and deploy them properly.

....you need an entrepreneur to start a company, but you need entrepreneurs, at all levels of a growing company.

There are 100 year old companies, that are developing amazing new products, and re-inventing themselves constantly. They may not call it, using such cool words as "entrepreneur", but they employ entrepreneurs, to drive change and innovation. Being an entrepreneur, is at its best a way of thinking, and a mindset."

Then I sighed, and paraphrased Moses, the prophet:
"Oh, how I wish all God's people were entrepreneurs."

Entrepreneurs are the most treasured, and most valued employees, in any organization, that wants to be successful:
See it as a way of thinking!
Become an entrepreneur, in your job!
Being an entrepreneur at work does not mean, start a little business on the side. It means apply yourself in your job, as an entrepreneur, and make the organization you work for a great success.

Those who followed the land policy consultations from 2006 up to February 2013, will agree that what Kintu Nyago says is not true.

The issue of consulting tenants was done, they even submitted a memorandum. Cabinet too discussed this issue in detail before approving the strategies to resolve the multiple rights on the same piece of land.

We cannot now start going back, as we have to implement this Cabinet policy. To me I think Nyago's views should be treated as 'water under the bridge.'
We really must move on with the implementation of the Land Policy.

I was not amused when I saw Ras' cartoon in today's Sunday vision. Those of us in the Ministry know that the computerized system is working well, and is faster that the old slow manual system, with all the problems it caused us and clients.

For sure, I know that once we complete the verification exercise to cross check and confirm that the digital records are similar to the physical hard copies, then our service delivery will be even faster as the physical records don't need to be referred to. Where we have completed in Jinja and Mbarara, clients are happy and transactions are taking 1-2 days.

We are remaining with Wakiso which should be over by end of October, then we embark on KCCA.

Ras claiming the titles have been ' trapped by computer cables' is so annoying to me.

Colleagues in the Ministry, can we complete this exercise as soon as possible and then invite Ras and some selected individuals to come and see for themselves the benefits of this computerized Land Information System.
