PROPERTY MANAGEMENT Golden Tree Vessel (u) Ltd is a Financial and Management Advisory company. One of the core services we offer is Property Management where we have a specialist Property Management team which addresses the various challenges faced by individual property owners (landlords), real estate investors and property developers. If a landlord wants help taking care of the daily responsibilities at their rental property, he or she can hire Golden Tree Vessel (u) Ltd to fill the gap. Our services as property managers may be hired for services ranging from collecting rent, to being completely responsible for all operations at the rental property. Here are some of the key roles that we take on as a Property
Management company; 1. Managing Rent Collecting rent is a basic responsibility of any landlord. Therefore, it is one of the most common jobs a landlord will pass on to us as a Property Management company. As property managers, our rent responsibilities may include:
• Setting Rent: In consultation with the landlord, we set the right rent level to attract tenants to the property. To determine the rent rate, we look at the market where the property is located and analyze with comparable properties in the area.
• Collecting Rent: As property managers, we have a system for collecting rent from tenants on behalf of the landlord. To ensure optimal cash flow, we set a date to collect rent each month and strictly enforce late fees.
• Adjusting Rent: We advise the landlord through the process of rent increment from time to time whenever need arises. We may also advise the landlord to decrease rent if in our expert opinion it is found necessary for various reasons. 2. Managing Tenants Managing tenants is another responsibility that we take on as a Property Management company. We get involved in finding and screening prospective tenants, managing daily complaints, maintenance issues and handling tenant move outs and evictions
Finding Tenants: We are responsible for filling vacancies. We advertise the rental through various means and media. We also understand what attracts tenants, so we help to makeover the property.
• Screening Tenants: As a Property Management company, we have a consistent screening process, including running background checks (where need be), which can decrease your chances of tenant turnover. As experienced property managers, we have interfaced with very many tenants, so we have a better idea of how to select the right tenants; those who will pay their rent on time, have a longer tenancy and create fewer problems.
• Handling Contracts: This includes drafting the contract, and making sure it has all the necessary clauses to protect the landlord. This also includes determining the amount of security deposit required.
• Handling Complaints/Emergencies: We deal with maintenance requests, noise complaints and handling any nature of emergency situations.
• Handling Move Outs: When a tenant moves out, we are responsible for inspecting the unit and checking for damages. After move out, we are responsible for cleaning the unit, repairing any damages and finding a new tenant as soon as possible.
• Dealing with Evictions: When a tenant does not pay rent or otherwise breaches the terms of the contract, as a Property Management company we understand the proper way to file and move forward with an eviction on behalf of the landlord. 3. Maintenance and Repairs Roles As a Property Management company, we ensure that the property is kept in safe and habitable condition. We take on the responsibility of physical management of the property, including ensuring regular maintenance and emergency repairs.
• Property Maintenance: This includes performing preventative property maintenance to keep the property functioning in top condition. For example, we are in charge of, or must hire someone to, exterminate, check for leaks, landscape, and remove trash. This maintenance aims to keep current tenants happy and attract new tenants.
• Repairs: When there is an issue, we fix the problem or hire someone else to do it at the lowest cost possible. We have a large network of reliable plumbers, electricians, carpenters and other contractors
Employees: If there are employees at the property, such as a Concierge or Security Personnel, we are responsible for making sure they are doing their job. We may set their salaries, pay them and fire/hire when need arises. 4. Maintaining Records We keep thorough records regarding your property. This includes all income and expenses; list of all inspections, signed contracts/tenancy agreements, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, record of rent collection and any other vital information related to the property. 5. Filing Taxes We assist the property owner with filing rental tax. GOLDEN TREE VESSEL (U) LTD REAL ESTATE
Makindye is a a middle class residential area with some beautiful views of Murchison Bay, part of Lake Victoria. The area has mostly clean roads, and feels a bit removed from the city with things more spread out. As you near Makindye roundabout the area gets a bit dodgy, but safe. There are a few local clubs and it can be a bit noisy in the nightlife areas. One of the selling points for Makindye is the beautiful views.

Accommodation

In Makindye you can find multi-bedroom apartments with balconies, for less than $300, a month. It’s a good place to find a budget apartment, complete with tiny kitchens and iffy power. One of the positives is the location, it’s not so far from town.

Serviced Apartments

Makindye House – Fully furnished rooms available for rent in a beautiful guest house in Makindye, rent includes laundry services. Rooms range form $7-$10 per night and $200-$325 per month.

ARA – American Recreation Association Kampala: This facility has only 12 rooms available but it is a great deal. You get full access to a plethora of above listed facilities and a continental breakfast for only $60-$75 per night for single and double rooms and $90-$105 for suites. Third Saturday of every month they do a rummage sale.
Tandem Hotel – Cute outdoor cafe with small decorative waterfalls. Tour vehicles available if you would like to schedule a trip. Small restaurant with local, Indian and Chinese cuisine.
Shopping
Embassy Supermarket-opposite the American super Market near Cavendish University all you need.

There isn’t much shopping in Makindye but Kattyz Boutique is my favorite small roadside clothing vendor.

Mark Supermarket – General supermarket.
Kattyz Boutique – This isn’t your average side-of-the-road vendor. It’s a small clothing boutique that sells used and new clothes. You’re probably just as likely to walk away empty handed as you are with an amazing treasure. I found a super cool vintage Dolce and Gabanna men’s shirt with the original tags still attached! What!
Recreation

The ARA is a highlight of recreation in Makindye, it definitely appeals to expats on a budget. If you need to e-mail home, catch a game or hang out at the pool, this is the place for you!

ARA – American Recreation Association Kampala: A popular family club with facilities including: gym, sauna, adult and children’s swimming pools, 2 tennis courts, children’s play ground, squash courts, volleyball, basketball, business facilities, wifi, dvd library, and a bar and restaurant. Annual memberships range from $400 for singles to $620 for families. You can also enjoy the facilities for the day for just $5.
Lake Victoria – fishing, canoes, boats and sailboats.
Restaurants & Cafes

Coffee at Last is the shining star in Makindye. It’s small and cute and the perfect place to spend the afternoon. It’s located on the second level of a small shopping strip and has a peaceful, green environment.

Coffee at Last – Excellent coffee, sandwiches, pizza, lasagna and wine in a cozy atmosphere. They’re famous for their amazing brownies and really great service.
Healthcare

We always recommend The Surgery for healthcare needs but if you’re in a pinch Makindye General Hospital, Nsambya Hospital and Mukwaya General Hospital are the closest options!
