A good property manager does a lot more than collect rent. But when you're handing over a significant asset to someone else to look after, it helps to know exactly what you should be expecting from them.
Knowledge of the law is the foundation. The Residential Tenancies Act, Healthy Homes Standards, bond handling, notice periods, rent increase rules, a property manager who doesn't know this inside out is a liability. Regulations change, and staying across them protects landlords from costly mistakes and ensures tenants are treated fairly.
Communication is what holds everything together. Property managers sit between two parties who both have real stakes in how a tenancy goes. Responding promptly, keeping owners informed, making sure tenants understand their responsibilities, these aren't nice-to-haves. They're the job.
Tenant selection is where so much can go right or wrong from the start. Thorough reference checks, verified income, confirmed rental history and beyond the paperwork, a genuine read on whether this person is the right fit for this property.
