One of the reports that we follow closely is the monthly Housing Chart Pack from Cotality.
In their September 🈷️ release for the month of August they reported New Zealand’s rental market remains subdued 📊, but their latest commentary suggests rents may be starting to stabilise 〽️.
Stats NZ recorded a 0.9% annual rise 📈 in new rents to August. Separately, MBIE’s bond data 📋showed rents over the three months to July were 0.3% higher than a year earlier—the first annual increases in nearly 18 months.
A sharp rebound 👆still looks unlikely, with migration ✈️ relatively low and housing 🏡 supply having grown in recent years.
For landlords, realistic pricing remains key. Small national increases don’t automatically mean your property can achieve a higher rent—local conditions matter.

It talks about properties 🏡 managed that aren't compliant 📝 with healthy homes and practices from the property manager being unlawful 👮.
The law that governs property managers (RTA 1986) is a minefield and is constantly evolving.

Leaving unwanted furniture or appliances in your rental?
It could create an ongoing maintenance responsibility.
If a fridge, washing machine, dryer or other item is included as part of a tenancy, the landlord is generally responsible for keeping it in working order. You can’t simply state that it won’t be repaired or replaced if it breaks down.
We recently rented a two-bedroom apartment in Berhampore that contained several pieces of furniture the owner no longer needed. The owner was planning a special trip to Wellington to remove, donate or dispose of them before the tenancy began.
Instead, our letting agent Carol suggested offering the items to the incoming tenant as a gift.
We photographed each item and made it clear that, if accepted, ownership would transfer to the tenant. The tenant was delighted to receive the furniture, while the owner avoided the time and cost of removing it and had no ongoing responsibility for maintaining or replacing it.
If you have unwanted items in a rental property, your options generally include:
Removing or selling them
Offering them to the tenant to purchase
Gifting them to the tenant, with the transfer clearly documented
If the tenant doesn’t want them, they should be removed before the tenancy begins.
Sometimes a simple conversation can save time, money and future maintenance headaches while creating a positive outcome for everyone.

My good tenant has stopped looking after my property. What should I do?
When a previously reliable tenant suddenly stops maintaining a property, it can be tempting to assume the tenancy has run its course.
That’s what appeared to be happening at one of our Johnsonville properties. After the tenant’s partner moved in, routine inspections showed a gradual decline in cleanliness and grounds maintenance, along with damage including marked walls and cracked windows.
However, this tenant had a long history of caring well for the home. Rather than immediately recommending the tenancy be ended, her property manager, Fraser, took the time to understand what had changed and consistently addressed the issues at each inspection.
The partner eventually moved out, and the original tenant took responsibility for putting things right. She paid for the damage to be repaired, and the property has since returned to the clean, tidy condition it was previously maintained in.
The landlord retained a reliable long-term tenant, avoided vacancy and advertising costs, and had the property restored to a good standard.
Every situation is different, but this is a good reminder that effective property management isn’t just about identifying a problem. It’s about understanding what has changed, addressing it consistently and using good judgement to achieve the best outcome for both the owner and the tenancy.
