🛑 Did You Know? You Can Legally Own Land in Nigeria Without Buying It — If You Stay on It for 12 Years!🛑
Sounds surprising, right? But it’s true — and it’s backed by Nigerian law.
Under the Nigerian Limitation Law, if someone (even a "stranger") occupies a land Openly, continuously, and without interruption for 12 YEARS and the rightful owner does nothing to challenge or remove them, that person may legally claim ownership of the land.
This is what the law calls “Adverse Possession.”
📌 Here’s what must happen for it to apply:
* The person must be PHYSICALLY present on the land (living, farming, or building).
* Their presence must be OPEN and not in secret.
* They must not have PERMISSION from the real owner (i.e., not a tenant).
* They must remain on the land without being CHALLENGED for 12 UNINTERRUPTED years.
After that, the original owner's rights are legally extinguished. They can no longer reclaim the land in court.
⚖️ This law has been upheld in multiple court cases and is part of the Limitation Statutes across Nigerian states.
💡 Moral of the story? Land ownership is not just about papers — it’s about possession and action. If you own land, secure it. If you're occupying land, understand your rights and risks.
At Evidence-Based Properties, we educate you on land ownership the right way — backed by facts, not assumptions.
