SURVEY PLAN.

A survey plan is not a real estate title document under the Nigerian law.

The function of a survey plan is to describe the exact location and dimensions of a property. Even though it is one of the most important documents a buyer should get after buying a property, however, under Nigerian law, transfer of ownership interest in land cannot be done by a survey plan.

A survey plan can be registered or provisional. A registered survey plan means the property has been verified and documented and approved at the ministry of lands and housing and signed by the surveyor general of the state whereas a provisional survey has not yet undergone those processes and thus not recognize yet by the state.
