📝 What to Ask Before You Buy Land in Nigeria — A Practical Guide from Agbax Surelands

Buying land in Nigeria can be a beautiful thing… or a bitter regret. It all depends on what you know and what you ask before you pay anybody.
In our work at Agbax Surelands, we’ve seen it all — from peaceful sales that end in thanksgiving, to land wahala that drag for years and leave the buyer emotionally drained.
So in the spirit of helping one another, I’ve put together this list of 10 key questions you must ask before paying for any land — whether in a bush, estate, village, or city.
Please read it carefully. And share it with someone if you think it will save them stress.

🔟 10 QUESTIONS TO ASK BEFORE BUYING LAND
1. Who really owns this land? Can I see proof?
No matter how convincing someone sounds, always ask:
“Is your name on the document? If not, who are you representing?”
Ask to see one or more of these:
* C of O
* Deed of Assignment
* Power of Attorney
* Family Consent Letter
* Registered Survey
Don’t assume. Documents speak louder than promises.

2. What kind of title does it carry?
Not all land papers are equal. A land with a C of O or Excision is stronger than a land with just a “deed from uncle.”
Ask for the title and verify it.
You can use a lawyer, or someone you trust. Even Agbax Surelands can help.

3. Is the land under government acquisition?
Some lands are owned by the government — even though they look empty.
If you buy such land, one bulldozer from the Ministry can wipe away your savings.
Ask for a land search at the Ministry of Lands — or let someone do it for you.

4. Where exactly is this land?
Ask for the Google Map location.
Go and see it. Don’t rely on pictures and videos alone.
If they’re hiding the exact place or always postponing inspection, something is off.

5. Can I visit the land before paying anything?
Any land you can’t inspect is not for you.
Make sure you:
* Go there physically
* Know the boundaries
* Ask the neighbours questions
Don’t pay in a hurry because of “last plot remaining.”
Land no dey finish.

6. Is there any dispute, family issue, or court matter on the land?
Please ask oh! Even gently. Ask:
“Hope there’s no wahala on this land?”
You’ll be surprised what you may hear. If there’s a community issue or court case, walk away.

7. Is the land dry or waterlogged?
During dry season, everywhere can look fine. But if the land is swampy, you’ll spend millions sand-filling.
If possible, visit during rainy season — or ask locals.

8. What’s the actual size and shape of the land?
They may say “one plot,” but give you something short or crooked.
Ask for a survey plan. Check if it matches what’s on ground.

9. What is the total cost — including hidden charges?
That cheap land may not be so cheap when you hear:
* Legal fee
* Survey fee
* Development levy
* Agent commission
* Youth fee
* Allocation fee
Ask for a full breakdown so you know what you’re really paying.

10. Who do I pay—and how will it be documented?
Only pay into a company account or lawyer’s escrow. Avoid paying cash into anyone’s personal account.
Also:
* Collect receipt immediately
* Sign agreement
* Take a picture at the time of payment, if possible
