Happy Monday everyone! Current sargasso reports show Puerto Morelos has recently been among the better-performing areas, while more exposed open-coast sections farther south (especially parts of the Riviera Maya corridor) have higher risk during peak influx periods.
Time to hit the beach!
After many moons, the dock is open again!!! Hurray! My daily ritual is to wake up, walk to the end of the pier, punch the right post and be grateful for my day and the beautiful place I am blessed to call home.
The closure has been messing with my game, but I knew it would be worth it! Thank you municipio de Puerto Morelos!!!!

Feliz Lunes! Today we talk TINACO. Tinacos are our gravity driven water reserves, typically on the roof, that require regular maintenance.
Cleaning your water tank every 6 months ensures pure water and extends the life of your pipes. Follow these key steps: Empty the tank, scrub the walls and bottom with a brush and water, disinfect only with diluted chlorine (never use soap), and rinse thoroughly.

Buenas Días and happy hump day!
For today, we would like to send a shout out to the Chiit Palm (Thrinax radiata) which is widely distributed throughout the Yucatán Peninsula and the Caribbean.
Ecologically, Chiit is also characteristic of the coastal forests and limestone soils of the Caribbean coast of the Yucatán. When you see one around Puerto Morelos, you’re seeing a species that has occupied the landscape for thousands of years, surviving hurricanes, droughts, and human settlement.
Historically, Chiit has played a significant role in local Mayan culture as it was, and still is, an important utilitarian plant for Maya communities throughout the Yucatán Peninsula. Unlike the sacred Ceiba, which carried religious and ceremonial significance,Chiit is reliable material used for palapas and shelter, baskets, and household items such as brooms.
In recent years, Chiit has been designated as a protected species due to its over use and slow growth rate, with a full grown tree sometimes taking 100 years to fully mature.
As a side note: With this tree, surprisingly, my wife has showed no signs of an allergic reaction, which is a win!!

INM today. Instituto Nacional de Migración to finish up Brad’s permanent residency. Here are 3 reasons why getting your residency as a home owner with intentions to rent are important:
1) Residency, be it temporary or permanent will give you the ability to stay beyond 6 months at a time. You can check in and out of the country at the INM desk when entering or leaving Mexico. This is important as a tourist visa is only good up to 180 days, and there have been rumors that agents have been giving less than the max amount of days as it is at their discretion.
2) Residency will provide you with one of 2 important ID numbers, the first being a CURP. Clave Unico de Registro de Poblacion. This is your individual ID number which is needed for reason numero tres.
3) Once you have residency and your CURP you can make an appointment with SAT. This is the branch of government that handles tax contributions through a Registro Federal de Contribuyentes, RFC number. Now, even if you dont plan to rent, an RFC # is necessary to open a Mexican bank account (handy for bill pay). If you do intend to rent through AirBnB, VRBO or organic sources of rentals, you are required to declare the rent as income and pay corresponding taxes. These taxes can be on municipal, state and federal levels. The rules are being very diligently followed in this area at the moment.

Sorry VMA Property Management has been MIA, lol. A few fun facts about our company and family. We are a family of 4 living, working and going to school in Puerto Morelos. Our active and heaviest time of year working is high season. November through April. That means when low season comes, we like to take a tiny break.
In the past we have gone to Isla Mujeres, Cozumel, Bacalar, Merida and lots of Valladolid. This year we mixed it up. HOLBOX!!!
A really quiet 3 day trip. The beaches at Holbox are amazing and I couldnt have guessed its considered to be on the gulf. The colors were outstanding. We did a 3 island tour and the staff was so kind and knowledgeable. The restaurants on the Island were delicious and extremely reasonably priced. We would go back in a heartbeat.
For now, back to work! Happy Monday Friends!!!
