New build modern lake house selections 😍

Working on a color & texture palette for an open floor plan living room/kitchen. Think White/cream, light wood, terracotta (orange), oakmoss (green) with touches of black and gold. Going for an earthy, organic, boho vibe for this client. Boho chic. There will be lots of green/natural plants. This is one of my favorite styles! I’ll be sure to post pics when finished!

New cabinet color, hardware & lighting makeover❣️

These clients wanted to lighten, brighten & modernize their kitchen without investing in new cabinetry or changing the countertops or backsplash. The goal was a minimal cost update for future resale to give it a modern/glam updated feel without the investment of a complete kitchen gut.

A light gray paint on the cabinets, modern black & gold hardware and gold and black modern glam and Sputnik style lighting did the trick!

Karla wanted natural shades but we went with a close dupe since natural shades are not ideal for bay/curved windows. We went with a pleated shade, Grasscloth Safari, to add that color and texture she was looking for!

Window treatments make such an impact as a finishing touch to a room.

Had a great time hanging out at one of JD’s beautiful parade houses tonight with Jd Lutz Construction LLC. Carpet by Inspire Design LLC (Empire Today). So great to meet all of you that came through!

Tip: Older homes with settling or patch repair cannot always handle a floating flooor (due to unevenness). Subfloor repair or structural lifting can be needed and sometimes it’s just not worth it to the customer (sometimes it is). Depending on the severity, sometimes a thicker floor will work, sometimes it’s carpet only unless the customer is willing to put time & money into addressing subfloor issues.

We do not repair or replace subfloors but we are an all inclusive flooring install company.

This new barndominium upstairs sleeping quarters is almost ready for the guests (trim unfinished)! Selection: level cut loop striped pattern carpet. Tailor Made, Moon Dust.

Level cut loops are pet friendly (unlike a Berber). Also, they are more plush and softer than a Berber carpet. A great option if you want something slightly different than your typical textured plush style carpet.

Working on bathroom designs today…time for backsplash/wall tile selections…which is your favorite?

She wanted to model 🥰 (my customers adorable granddaughter). Had so much fun today pulling this living room together. Thank you for trusting me in repositioning the furniture, reworking the window panels and adding finishing touches (even though against your will at first 😜, but in the end you loved it! Win!).

There are a couple last touches yet (Mirror about love seat that will reflect his special piece of artwork on adjacent wall for one! Reworking the pillows for 2-I can’t handle 3 of the same shape together 😉)
