A upravo se tu događaju najskuplje greške kod kupnje nekretnine.

Mnogi daju kaparu prije:

Što znači plomba?
Je li zabilježba problem?
Jesu li dokumenti uredni?
Postoji li nešto što nisam primijetio?

Dobra vijest je da većina pitanja ima odgovor.

Moj posao nije samo pronaći nekretninu. Moj posao je pomoći vam razumjeti dokumentaciju, prepoznati potencijalne rizike i donijeti informiranu odluku.

Jer najbolja kupnja nije ona koja izgleda dobro na fotografijama, nego ona u kojoj znate što kupujete.

A onda se na vlasničkom listu pojavi plomba.

I sad nastaje pitanje:
je li to normalno… ili ozbiljan problem?

Nije svaka plomba razlog za paniku.
Ali je problem kad dokumentaciju provjeravate prekasno.

Prije kupnje nekretnine važno je provjeriti:
✔ plombu
✔ zabilježbe
✔ terete
✔ vlasništvo
✔ legalnost objekta

Jer jedan detalj u zemljišnim knjigama može potpuno promijeniti situaciju.

A mnogi kupci to saznaju prekasno.

Plomba često znači da je neki postupak u tijeku — primjerice upis vlasništva, hipoteke ili etažiranja.

Zabilježba može upozoravati na ozbiljnije pravne odnose poput sudskog spora, zabrane otuđenja ili ovrhe.

Zato nije dovoljno samo “pogledati vlasnički list”.

Kod kupnje nekretnine važno je razumjeti što je upisano i kakve posljedice može imati.

A land registry entry can indicate anything from a normal ownership transfer to a legal dispute or enforcement process.

That’s why understanding the difference between a registration notice and a legal annotation is crucial before buying real estate.

Before signing a reservation or purchase agreement, always verify:
✔ ownership
✔ encumbrances
✔ annotations
✔ legality of the property

Ali kad prođeš kroz sve provjere, banku, papire i uvjete —

💎Hipoteka nije problem sama po sebi.

Problem nastaje kada je dug prema banci veći od vrijednosti nekretnine ili dogovorene kupoprodajne cijene.

Mnogi kupci misle:
“Stan se prodaje → hipoteka se briše.”

Ali banka daje brisovno očitovanje tek kada je kredit zatvoren.

👉 Zato je važno unaprijed provjeriti:
• stanje duga
• uvjete banke
• koliko je potrebno za zatvaranje hipoteke

Bez toga kupnja može zapeti u zadnjem trenutku.



💎A mortgage itself is not necessarily a problem.

The real issue appears when the debt owed to the bank is higher than the property value or agreed sale price.

Many buyers assume:
“The property is sold → the mortgage disappears.”

But the bank releases the mortgage only after the loan is fully repaid.

That’s why buyers should always verify:
• the remaining debt
• the bank conditions
• the exact amount needed to release the mortgage

Otherwise, the transaction may fail at the final stage.

💎Tereti i služnosti često nisu vidljivi na prvu.
Ne vide se na fotografijama, u pogledu na more ni tijekom razgledavanja — ali mogu ozbiljno utjecati na korištenje i vrijednost nekretnine.

Prije kupnje provjeravaju se zemljišne knjige, pravo prolaza, služnosti, tereti, zabilježbe i stvarno pravno stanje nekretnine.
Jer lijep pogled nije dovoljan ako dokumentacija skriva problem.

You won’t see them in photos, sea views, or property tours — but they can significantly affect the use and value of a property.

Before buying, it’s essential to check land registry records, access rights, easements, legal encumbrances, and the actual legal status of the property.
Because a beautiful view means little if the paperwork hides a problem.

To nije rijedak slučaj.
I to je jedan od NAJSKUPLJIH problema u nekretninama.

Bez pristupa:
– nema građevinske dozvole
– nema gradnje
– nema vrijednosti

Rješenje postoji — služnost prolaza.
Ali često dolazi prekasno.
