Another Rental is finished, Thank you Jesus!! A labor of hard work and a few 12-14 hour days but a happy family is moving in this week. Now on to the next remodel! Progress is steady and as always there is more we could do but we have to stop somewhere. I use to love to browse Home Depot and now I don’t care if I didn’t go for a year 🤪 my enthusiasm for Home Depot has definitely waned! I think🤔……. Home Depot has definitely waned!
In the last year we (Mostly Boyd) have remodeled 4 rentals, built 4 porches, 2 decks, built an outbuilding ( gotta finish), helped one of our children get in their new house, overcame open heart surgery, two weddings (three more coming up 👀), and much more I couldn’t even begin. All while trying to maintain our other business interest , kids/grands, chores, animals and taking care of my mama.
When we feel “busy” and like we are not being productive enough, we can think back and say “ It’s all good!” .

New rental property almost ready! On to the next one soon!
More or less finished remodeling this vintage 69 rental. So much more we could have done but we had to stop somewhere🤪 3BR/1B.
To qualify for rentals, applicants must have a credit score of 700 or higher. A lower score will be considered on a case-by-case basis. Applicants must provide the last two months of pay stubs and undergo a current background check for all occupants over 18 among other qualifications.

What do you do?
Even though this property was left better than some properties …..these tenants were overall great…..they had Excellent credit score, clean background checks, stable employment, and very timely rent payments, but despite signing a rental agreement not to allowing tires on the property, this is what we encounter. $250 for tire disposal and $235 for trash removal, excluding the two days spent on cleanup. No repairs yet. This is precisely why we are getting more and more strict concerning conducting thorough inside and outside walk-throughs and walk-arounds. Tenants, expect it coming soon! If we haven’t got to your property yet, we will. Despite driving by this property weekly, which was relatively exposed, we never noticed the tires, as they were concealed. In addition to rising taxes and increasing building and repair material costs, this is a major contributing factor to higher rent prices.
