The Bank of England raises interest rates to 0.5%

In light of the announcement this morning that the Bank of England has increased interest rates, we wanted to write to you to explain how that might affect your mortgage. The increase to 0.5% from 0.25% comes as households face soaring energy bills and rising costs to the weekly shop.

The good news is that if your mortgage is on a fixed rate, your monthly repayments are unaffected. So, along with the other c.74% of mortgage holders who are on fixed rate deals your foresight in fixing your repayments will now prove its value. People with fixed rate mortgages are likely to be affected once they reach the end of their current deal. An interest rate rise could make remortgaging more expensive.

If you have a variable rate tracker mortgage that is linked to the BoE base rate, you are likely to see an immediate impact on the amount you repay. Those on a standard variable rate (SVR) could see an increase which is decided by the lender. If you are unsure, it is worth checking your mortgage terms and conditions in your mortgage offer document. If you are on your lenders SVR, please ensure that you get in touch as you could be paying more than you need to be.

However, further rate increases cannot be ruled out and whatever your mortgage type, we strongly recommend you look at the terms of your mortgage and contact your financial adviser, who can review your mortgage needs for the future and help you plan to be in the best position to cope with the current turbulence in financial markets.

It’s always a very good idea to have a financial plan in place to deal with any potential interest rate changes.

In September 1990, brothers Mike and Carlton Wedderburn joined BTP as new recruits, determined to make a difference.

An incredible 31 years later, both are still serving with BTP in Manchester - Mike is an inspector and Carlton stepped back from frontline PC duties three years ago and is now the Station Support Officer at Manchester Peninsula.

To mark Black History Month, the brothers look back on their policing careers.

Mike: When we joined 30 years ago, things were very different for black officers. It was a massive decision for us to make. Our family were very supportive but we lost about half our friends because we decided to join the police. It just wasn’t the ‘done thing’ in the 90s.

Carlton: There was a lot of peer pressure, but I have no regrets. I thought at the time – if you are on the outside you can’t make a difference and that’s what drives us both – we wanted to make a difference.

Mike: Actually, Carlton owes his career to me…

Carlton: That’s true! Halfway through my training, I almost pulled out but Mike convinced me to stick with it and I’m very glad he did.

Mike: I was the first black officer at Manchester and was welcomed onto the team. There was a family mentality, everyone was supportive, you could count on people and that’s so important.

I’ve always had a good experience in BTP, from leading a response team at Manchester and being a sergeant on the Operational Support Unit to being Officer in Charge at Preston and leading the team in Liverpool. As an Inspector, I was public order commander for the North West, the first black officer within BTP to hold that post.

Carlton: Policing is a great career. One of my highlights was going to Germany in 2006 for the World Cup when England were playing. They took a dozen officers from each force to help police the event. I applied and was selected. It was a brilliant four weeks and I was very proud to represent BTP.

Mike: It’s has changed a lot since we joined. At the start, if there was an incident involving black people they would send ‘the black officer’ to deal with it and back in the 90s that was like pouring petrol on a fire because there was such a high level of distrust in the police. Now, more and more people have joined and it isn’t so unusual to see a person of colour in uniform. It’s become a positive thing and I think that’s a reflection of how society has changed.

Carlton: One of the good things about us both working at BTP is that we understand the pressures of the job, although we were rarely on the same shifts when I was a PC. Mike’s wife Michelle also works for BTP, so it’s a family thing! We support each other.

Mike: BTP has been good for us and we all get a lot of satisfaction from providing a service as police officers. When someone comes up to say thank you – that makes it all worthwhile.

Absolute best part of my job is calling clients, to give them news they thought would never come. The lender has accepted our applicaion I have your new mortgage offer.

I've literally just received notification of this acceptance and could'nt help call the client this late, to give them the news - Mr B literally broke down and cried.

This was the scenario
Mr and Mrs B have 2 children, both work full time. They were miss advised to take out a second mortgage on there home to pay for children uni fees. This extra money could have just been bolted on to their existing mortgage. Instead they were hit with high fees and interest rates.
First mortgage 110k @1199 pcm
Second Mortgage 40k high rates @ £890 pcm
These mortgages expired onto the SVR standard variable rates meaning the rates increased and they didn’t realise they could exit either mortgages.
Covid hit and Mrs lost her job – To survive they hit the credit cards and bank loans racking up 50k of debts paying over 2800 pcm
Total monthly costs £4790 before they even pay bills! They were slowly sinking and life was really hard, living just to pay the bills.
I have just switched them to HSBC – Borrowing 180k clearing all debts secured them a 5 yr fix for 0.94% with their new monthly repayments going to be £1297 ... saving them both £3493 pcm £41,916 per year!!!

Sad thing is they could had done this much sooner but didn't realise they could.

Before I got off the phone Mr B said Kate you have no idea how this will change our lives and I promise you, i'm going to sit here tonight and cut up all our credit cards, with a glass of my posh vodka lol ! I'm so happy and grateful I could help.

Do not let your family and friends slip onto the Lenders SVR this is a trap – New mortgage rates for 60% LTV are now under 1% - Tell them to get advice and switch ! PRONTO! Don't sit in silence if you are struggling.

Lenders will not chase you to do this as they make so much money from people not having the correct knowledge.
