Small increases and decreases this week, with the local market staying relatively stable, you might say that is a rather typical start to the summer holiday period with the only real headline being another increase in total available homes for sale in the area.
The question is, what will happen next week as we continue through the summer break.
There were interesting numbers on the planning front this week, those eagle eyed amongst you will note two missing data areas where there was literally nothing to report. A good number of applications were submitted though with 850 homes in Chichester making up the bulk on decided adjoining authority consultations.

Key word for this week is, we think, fall throughs... at least, that's how it looks with a lower number of new and reduced listings yet another increase in total available homes.
Some weeks, it just goes like that in this game but on a plus side, that means there are more homes for anyone looking to buy, especially in the BN13 postcode area, where the most brand new homes are available, with the highest new and reduced listings and overall number of homes available improved... go BN13!!!
Planning wise, we said we would see bigger numbers soon and this week did not disappoint!
A cracking number of homes are now in the system contributed in the main by an application for over 1300 homes in Tangmere and better yet, a huge number of brand new homes look set to be on the horizon at Ford Airfield with Redrow's successful application for up to 1500 dwellings!

Another outstanding week for new and reduced listings this week, 183 of them in total, and yes, whilst some of these are price adjustments to catch up with the market, there are some lovely new listings in amongst these too which is why we have seen the total available homes in the area increase again week on week!
The central areas of Worthing, BN11, showed the highest levels of new and reduced listings, whilst, interestingly, week on week, BN14 improved the most over all.
Brand new homes increase too and at last we have seen an increase in planning numbers, this is very welcome and encouraging to see. Watch this space over the next couple of weeks as committees have recently made some decisions on local sites which will be reported in the coming planning lists and moreover, keep checking back on our pages as we also have some exciting brand new homes coming your way soon!
It certainly feels like things are on the up, despite the medias best attempts to paint a gloomy picture!!!

Here we go with another week of local statistics, and we're up again for total available properties in the Worthing area, albeit, ever so slightly!
Brand new homes did, however, drop off, and it was left to the brilliant BN14 to make sure there were plenty of new and reduced listings to keep the numbers up, especially as we saw a further increase in the number of homes sold within the first few days of coming to the market... we said it last week, accurate pricing from the off pays dividends!!
Planning, yet again, was disappointing this week... we must be in the run up to some huge numbers soon!!!

Headline news this week!
For the first time in as long as we can remember, we have hit 1000 homes available in the Worthing area. Great news if you want plenty of options to chose from in your search for a property!
Now, you may think this means properties are not selling, but, according to Rightmove, we now have 1030 properties in the area listed as under offer, which is another big increase so that is not exactly the case.
New and reduced listings stayed exactly the same as last week, but, it is worth noting that a majority of these homes were price reduced, not new, which means as a seller, if you want to join the 1030 sellers with a buyer in place, pricing your home correctly from the outset is absolute paramount!
Use a local agent who can demonstrate that they have carried out detailed research and can present accurate comparable information and reasoning behind their pricing recommendations!
Planning, well, let's just skip that part this week and look forward to some larger numbers next!!!

A much more settled week for the local market this week, with minor drops and partial increases across the usual sets of stats, overall available homes increased which is great if you're on the hunt for a property, although no so much if it is a brand new home as available numbers dropped again.
BN11 did well both in terms of new and reduced listings and overall increases week on week for homes on the market.
Planning was very slow again, dropping from last week, on the upside, no rejections to speak off which is encouraging!! No doubt we will see a glut of applications and decisions soon!

The property yoyo continues this week which pretty much sums up the market over the course of the last few months. The big drop in numbers last week has been instantly corrected this, with 159 new and reduced listings and an increase to 42 brand new homes bringing a big total of 975 available homes to buy in the Worthing area.
BN13 remains the place to go if you are looking for a new home with available properties in Columbia House, West Durrington and BoKlok on the Lake providing plenty of options, and it was BN13 that won the race to be the top postcode area for new and reduced listings too!
Planning remained pretty slow, and we saw a further drop in application and decision numbers this week... it's almost like we are building up to something, if you can pardon the expression!
We'll certainly be keeping an eye on this, and keeping our fingers crossed that the local market continues to improve too!

It's lovely to be at our stunning new office in Goring today, getting ready for the big launch this afternoon following a fantastic meeting with a major house builder earlier, which we hope will mean even more new homes coming your way soon!

The up and down nature of our local property market continues this week as, despite the great stats last time around, new listings and overall listings have dropped off a lot! Furthermore, we have seen a big reduction in the number of sold properties listed so it suggests a few people have been busy moving into their new homes over the last few weeks!
Second that with the traditional slow down during half term weeks and we are where we are, with total brand new homes being the only area to see numbers maintained. Credit to BN12 however, the best of a bad bunch of stats this week and some really lovely homes coming on the market there too!
Planning saw some big application numbers once again with a particular mention of BoKlok's submission for 170 new homes in Yapton, whilst we also saw big numbers in adjoining authority consultations being decided.
If you follow our stats on a regular basis, you might have noticed a similar trend last year in terms of planning, lots of applications followed by lots of decisions, let's hope for the best!
Back to school next week and perhaps that will herald a return to more positive figures!!

After last weeks disappointment, we're delighted to see and report a great turnaround in the weeks stats... perhaps not so much on planning (more on that to follow), but the local market certainly make great gains!
Total available properties increased to 977, helped by a whopping 167 new and reduced 7 day listings with BN13 taking top spot for this and also, for brand new homes... when might we see more new homes in other areas we hear you ask... well, soon, very soon!!!
There was not a great deal to report when it comes to planning decisions, but, 8 applications for 101 units is encouraging with the headline development proposal of 90 new homes to the north of Beeches Avenue, Worthing.
We'll certainly be keeping a close eye on this!
A sunny bank holiday ahead, so enjoy and we'll back as usual next week.

A much slower week in both the market and planning this week, with decreases in available homes, new homes to buy, and 7 day new and reduced listings... we're not really sure why given the time of year, but at a guess, this could be a knee jerk reaction to the rate rises!
Out of the areas, BN11 propped things up with the largest number of new and reduced listings and by default, total available properties too.
Planning was also looking rather bleak, right up until the Arun weekly list was published with two major applications to the west of the district.
DON'T PANIC... we do tend to find early reaction to rate rises and that this often stabilises, whilst we also see a slower week in planning followed by a bumper!

We're back with our weekly stats this week and it looks like the week off has seen some rather impressive gains in the local market!!
Over the last two weeks, we have jumped to a whopping 960 available properties in the area, that's up 88 homes on the figures two weeks ago and whilst 7 day new and reduced listings fell a bit, it looks like the week we missed saw a lot of homes coming to the market!
BN13 has white washed all other areas this week, top on every stat including brand new homes which saw a small increase in availability.
This week we have included a fortnights worth of data when it comes to planning, but even still, there are some pretty high numbers here, with the notable approval of the Civic Centre Scheme in Shoreham by Sea, a development of 159 units that will be brought forward by Hyde Homes, and the refusal of 112 new homes at Highdown Vineyard, which was not totally unexpected.

Planning also saw a lot of activity, on the negative, a couple of high density schemes were rejected, but, on the plus side, a very good level of applications have been made.
As it's the coronation next weekend, we won't be reporting as normal, but we will return the following week!

A much better week this week for agents, landowners and developers with some very positive stats to report!
With 153 new and reduced listings almost doubling last weeks figure it has clearly been a busy time, and although the actual number of available homes dropped a bit, this was due to rising numbers of homes selling, which again, can only be a huge plus!!
New homes stayed at the same level, but we again saw lots coming on in replacement for high sales numbers with releases in Castle Park and Calista, along Worthing seafront.
Planning also saw some great figures, with reserved matters making up the bulk of application permitted with Redrow involved in one large development to the north of Angmering Village.

This week, we're back with a double dose of Arun planning data making for some great reading on the land and new homes front, we've also added in some new data from the South Downs National Park planning portal too!
Locally, we saw a slow week, in fact, a very slow week for new instructions, but available homes to buy remain pretty stable in the area as do brand new homes to buy. We have already had a pretty good year stats wise, and we traditionally see increases in new stock and sales as we get beyond the Easter period so watch this space!!!

A bit of a strange week this week across our usual data sets, with the easter bank holidays playing some part, and some surprising residential sales figures contradicting normal holiday slowdowns!!
To start with, planning looks a little low this week, however, we are missing one vital set of figures from Arun due to the bank holiday so a week of double reporting will follow next week!
One very high profile site to mention is Ham Manor, Angmering, which this week saw a refusal decision for Persimmon Homes proposal to construct 133 new dwellings. As we illuded to just now, it is all great and good in the residential world, which is not in keeping with the norm when it comes to school holiday and bank holiday periods... but we're not complaining!
This week we have seen increased in overall listings, new and reduced 7 day listings and sold listings in almost all postcode sectors, and, speaking of trebles, BN13 took every top spot this week too!
Brand new homes did dip a little but the total available properties is made up of 11 new listings so it's been a pretty busy time for the site sales teams!!
We'll be back as normal next week, but in the meantime has a lovely Easter!

This weeks market update saw BN12 once again taking top spot this week alongside BN13 still topping the charts for available brand new homes. However, we have seen lower numbers of total available and new and reduced 7 day listings... don't be too surprised by this though, a number of schools broke up for the Easter break which can trigger a slow down!
Planning saw some huge numbers this week, with a total of 1615 units in submissions courtesy of two large schemes in Chichester and Lewis noted in the South Downs National Park lists.

A hugely impressive week across all data sets this week, so much so, it's hard to know where to start!!
Planning saw some big numbers across Adur, Arun, Worthing and the South Downs National Park with the notable inclusions of an 80 bed care home, Beach Huts in Littlehampton and a number of reserved matters. The big news is that the application for 70 new homes at Lansdowne Nurseries, Littlehampton Road has been rejected.
It's been a record breaker for the week in Worthing when it comes to the residential market too, for the first time we have hit 834 available homes and, as a further record for 2023, we saw 148 new and reduced listings too!
BN13 still remains the place to go for brand new homes, but, they are dropping in available numbers so be quick, whilst BN11 is the place to go for all types of property, with the most available homes helped by topping the charts for new and reduced listings also!

Whilst we have not yet breached the 800 available homes barrier in Worthing this week, we're pretty close, helped on a great increase in new and reduced listings (123) and the mighty performance of the BN13 postcode which boasted a huge increase in 7 day and overall listings, and, as BN13 also has the highest number of brand new homes for sale that completes the whitewash!!
We also saw even more homes listed as under offer this week so it very much appears that we are well on the road to recovery after the slower winter months.
Planning was perhaps not as exciting as last week, but there were still some good numbers shown with one particular site that we have had some involvement with in Angmering gaining permission for 20 new homes made up of apartments and houses.

It's been another interesting week in the local market, for the first time this year we have seen the total available home drop beneath 800, which is also reflected in the number of brand new homes available and the number of new and reduced listed fell at the same time.
This, however, is not the whole story, as the number of homes listed as sale agreed has jumped up by some way, which confirms that the market is strengthening as we enter Spring... great news for anyone looking to sell!

This weeks market round up sees a small improvement in homes available to buy in the area, a small dip in brand new homes for sale and new and reduced 7 day listings but, we're still looking strong as we head towards the end of the month.
BN12 completed a white wash, highest at new and reduced and week on week improved listings.
Planning wise, there isn't a great deal to get stuck into this week, sadly seeing more refused units then anything else... onwards and upwards for next week it is then!

After last weeks exceptional week which saw total available homes push beyond the 800 mark, we have returned to slightly quieter times over the last seven days, with total available properties dropping to 801, which is still pretty impressive.
The headline news here is that the number of new and reduced listings actually increased which gives way to the suggestion that we have seen more properties sold this week... good news for homesellers!
Brand new homes available dropped off a touch, with three new listings making up for reservations taken in the area, almost to the point of being one in, one out and it was good news for BN12 this week who grabbed top spot on new and reduced listings.
Planning dipped a bit, but we've still seen good numbers of applications and units proposed and some more decisions filtering through now which is encouraging for the large number of developers and land owners we have been speaking to who have been waiting to find out the outcome of their proposed project.
