The Renters Rights Bill will replace fixed term agreements with rolling tenancies. This means no fixed end dates to tenancies causing:

1. Requirement for more tenancy inspections to monitor property condition and comply with property standards.
2. More tenant liaison regarding disputes, maintenance, and end dates.
3. Higher risk of disputes without clear move out deadlines.
4. Less control of end of tenancy management.
5. More frequent tenancy turnover.
6. Less preparation for re-letting.

We can handle inventories, listing photos, virtual tours, video tours, 3-6 monthly tenancy inspections, and check outs. All of which will help you stay on top of tenancy management and re-letting!

Mid Tenancy inspections from a third party like us serve as WAY MORE than a quick property check up. They serve multiple important purposes including:
- Landlord/Tenant liaison to reduce likelihood of an end of tenancy dispute. It’s often easier to engage tenants with a third party ensuring messages are clearly communicated.
- Checking tenancy compliance and reminding tenants of their tenancy agreement.
- Supports check out preparation by flagging issues early on allowing for early, cost effective resolution.
- Helps you keep informed of the properties condition to prepare for re-letting.
- Obtaining regular records to create an audit trail of your management of the property. This will support you in the event of a dispute.
- Ensuring your property remains compliant with Decent Homes Standard, Awaabs Law, and HHSRS.
