It's important to get these assessments done early to help inform discussions with vendors and provide the basis for our appraisals.

This site will have a GDV in the rang of £3.2-3.6m.

It's easy to start something, but it's consistency and persistence that will get you results.

Often the only difference between who succeeds and who fails is whoever stays the longest.

I've been concentrating on DTV campaigns for the last month. Even once my first 100 letters went in the mail, I got straight back on looking for the next 100 sites. I'll cycle back next month and send them all out again, and again.

Checking out planning policy tonight... 😴

Whilst we'll always use a Planning Consultant to assist us, it's important to have a working knowledge of both national and local policy, as it will directly determine the viability of a site or plan.

So what are the NPPF and Local/Neighbourhood Plans?

🇬🇧 NPPF (National Planning Policy Framework)

- Sets out government's planning policies for England.
- Provides guidance on how they should be applied.
- Covers a range of topics including: housing, business, transport and the environment.
- Will directly influence your planning application!

🏘 Local/Neighbourhood Plans

- Informed by the NPPF but created by the local authority
- Outlines local planning policy, settlement boundaries and allocated housing sites
- Will be a key reference when assessing the viability of a development proposal!

It's important to note that planning policy is always open to interpretation by the planning officer assessing your application, which can lead to a lot of contentious decisions!

Went to view this commercial to residential opportunity yesterday! Great property with potential for 4 large two bed flats, or 3 two beds and 2 one beds - with a GDV if up to £720k! Tons of great features we'd look to retain.

Unfortunately it's a listed building, so won't qualify for permitted development 😭

The main problem... it's up for auction! So unless we can secure it pre-auction it will probably blow through our budget. Those auctions get crazy which is why I focus on direct-to-vendor marketing!
