One of the biggest reasons Winnipeg renters don’t start the buying conversation is because they think they need 20% down, usually you do not.

For many buyers, the minimum down payment can start at 5% for homes priced at $500,000 or less. For homes above $500,000, the minimum increases on the portion above that amount.

A 20% down payment can help avoid mortgage insurance, but it is not the starting point for everyone.
The bigger question is not just, “do I have 20%?” It is, “what can I comfortably afford, and what would my real monthly payment look like?”

During very dry summers, the soil around your foundation can shrink and pull away, creating gaps that allow water to rush in during the next rain.
This repeated expansion and contraction can crack your foundation and damage the parging over time.
Use a soaker hose or sprinkler to lightly water the ground around your foundation a few times a week during extended dry spells.
The goal is to keep the soil consistently moist, not saturated. This simple step helps prevent costly foundation repairs down the road.

Proper grading is your first line of defense against water damage.📐
Your yard should gently slope away from the house to carry water away from the foundation, the ground should slope at least 6 inches over the first 10 feet from your foundation.⛈️
Shea’s Tip: 🛠️
An effective method is to use 3/4”-1” gravel along the base, it drains fast, prevents splash-back, and keeps soil from settling against the wall. You want to avoid finer sized gravel that could potentially seep down and clog your French drain.
