Improved affordability and easing rates sparked fresh momentum in the GTA housing market this October.
Sales were up just over 10% month-over-month, marking one of the strongest months of the year, while the average price held steady at $1,054,372.
More buyers are returning, inventory remains healthy, and the market continues to move toward balance.

✔️ Active listings: 27,808 — still well-supplied but gradually tightening

The GTA housing market gained momentum in September as buyers re-entered with renewed confidence. Sales climbed 7.3% month-over-month and 12% year-over-year, supported by easing interest rates and high inventory levels. The average home price rose 3.6% from August to $1,059,377.
Detached homes: Average price reached $1,359,030 (+3.5% monthly); sales up 10%.
Condominiums: Average price at $655,231 (+2% monthly); sales up 5%, though still below long-term norms.
Semi-detached: Prices climbed to $1,015,543 (+3.6% monthly); sales surged 14.7%.
Townhomes: Prices held steady at $947,928; sales up 4% year-over-year.
