Our High Park Addition design added a ground floor extension to create an open concept family room and kitchen. The second floor was reconfigured to add an ensuite and walk-in closet to the primary bedroom. The exterior of the addition was designed to complement the front of the house with cedar shake cladding and a red brick base.

Our Oakwood Village Multiplex design is in the final stages of construction and is coming to life! This multiplex features 1 unit per floor with 2 bedrooms each and 1.5 or 2 bathrooms per unit.

Our Midtown Multiplex design is almost complete while the garden suite is all framed up. The existing house was renovated to create 4 units inside while the existing garage was converted into a garden suite.

Our Leaside Garden suite design is in the final stages of construction! The 2 bedroom and 2 bathroom suite was designed to feel like a custom home with luxurious finishes to create multigenerational living on the property.

Our Junction Laneway Suite design is near the end of construction now and is looking great! This 2 bedroom and 2 bathroom suite was designed to be fully wheelchair accessible for the owner and includes an elevator, curbless showers, and wider doors.

Our Mimico Addition design is now framed up and in the interior finishing stages. We can't wait to see this 3 bedroom, 3.5 bathroom home completed. The contemporary second floor addition merges with the original brick bungalow below.

Here's a quick look into our design process to get you from start to finish with your project.

1. Our Property Development Report (PDR) analyzes the zoning by-laws on your property so we can determine if the house, addition, multiplex, laneway or garden suite that you’re looking for will fit on the property.

2. The next step is for us to come out to do as-built measurements of the property as needed or go through your wishlist for the space so that we can start the design process.

3. We hold 3 major design meetings to develop the design of your new space. We develop the floor plans and exterior design further at each meeting to go from a sketch to 3-D photorealistic renders.

4. Once the design is complete, we start construction drawings for municipal permit submission. We also coordinate with any consultants needed to put together a final cohesive package of drawings.

5. When the building permits are received by the municipality, construction can begin on site. We'll follow along during the construction process to make sure the design turns out on the point.

We’re back in the Alderwood neighbourhood with another Lot Sever project which divides a 50’ lot into 2 parcels to create 2-storey duplexes. The basement has a 1 bed, 1 bath rental unit along with a 1-car garage. The ground floor has an open concept design with a living/dining room, kitchen, and family room along with a powder room. The second floor has a total of 4 beds and 2 baths. The exteriors are done in contrasting colours with an overall modern style.
