Our 4-plex conversion project is just about complete. Just a few items on the snagging list and we should get the occupancy permits next week. Here’s a few photos of the 2 brand new raised basement units 😁

Project update on the 4-plex church conversion!

All plumbing and electrical inspections passed, just the finals to complete.

New maintenance room layout approved and well underway.

Framing done, drywall done, mud and tape in progress.

This place looks even bigger now! Can’t wait to see it finished.

Side note: our model is not for hire 😂

Garage conversion project complete!!

This project was completed super quick and during the Ontario winter, which was kind to us and gave us a few warmer days when the digging could be scheduled.

12 weeks from deciding to start the project to completion! 🤯
Massive thanks to our contractor and the amazing team of trades we have.

We received the occupancy permit last week and a few days after our tenant moved in.

Our next project starts next week at our duplex chapel where we’ll be converting it to a 4-plex.

Another project starting!!

Earlier this week we got the re-zoning approval for our beautiful duplex church to create an additional 2 units in the raised basement, making this a 4-plex 🎉

This is such a beautiful old building with over 4000 sq.ft of living space and we can’t wait to get started. We’re meeting most of our trades there this weekend so we can get creative and get aligned on the plan.

Garden suite conversion!!!

Building permit is displayed and the work starts today!

This detached heated double garage is on the lot at our existing duplex. It will have its own private garden and parking, modern design with 1 bedroom and open plan kitchen, dining and living room.

We had to make a few amendments to our original plan to meet building regulations, such as adding additional insulation and non-combustible cladding to the exterior. Plus we are not allowed windows on 2 sides of the building due to the location of the neighbours garage.

This will make a lovely cozy home for someone.

Having the ability to pivot strategies as a real estate investor is crucial, especially in changing markets. Here’s an example of a couple of pivots we had to do on this property we purchased back at the end of 2021.

⭐️Purchased with the intention to Airbnb after fully renovating and furnishing.

⭐️A short time into this strategy the town made an unexpected change to their STR by-laws, which meant we could no longer Airbnb.

⭐️We decided to put the cottage on the market instead, a flip, and pull our investment back out to find another Airbnb. Missed the sellers market by a couple of weeks and couldn’t sell.

⭐️Now we’ve secured a mid-term 6 month rental covering all costs.

We’re actually happier to keep this beautiful place and will likely continue with a medium term rental strategy moving forward. Funny how things turn out 😁

This was our Duplex to Tri-plex conversion in the pretty town of St Mary’s, Ontario. Appraisal came back better than expected too! 🥂
