Tore down the back wall to reframe it with with a patio door and window opening. For now we’ve insulated over everything and will cut the openings out when the door and window arrive. Interior plumbing rough in is complete, floor joists laid, foundation wall concrete blocks patched in at the front garage door and existing door opening. Interior framing is complete and electrical roughins started today!

Starting with cleaning out the contents of the garage, removing all of the old insulation (and mice). Removed the siding, and stripped the interior down to bare studs. The back portion of this new studio apartment had the ceiling joists removed and we added 2x12 rafters sistered to the old 2x6s to create room for insulation in a vaulted ceiling conversion which will eventually have the remaining exposed ties necessary for the structure capped with faux barn board. This area got a new skylight installed last week with help waterproofing and patching the roof by Jen at Rykierts Roofing! 2x8 ceiling joists have been added throughout the front which will remain a flat ceiling.

This was the starting point on our current project in Barrie. We are transforming this old garage into a new studio apartment! Stay tuned!

This dock that we posted a month or so back went through quite the facelift. After removing all of the old rotten cribbing and joists and repairing them with new 3x6 hemlock. They got treated and joist taped and capped with some nice trex materials. Finished pics to come!

Balcony Presloped with 1” Fall on 6’ with 3/4” Spruce plywood deck was originally built to accept duradek decking. After deciding PVC decking was going to match the aesthetic better, the new detail covered the deck with EPDM and 2”x2” sleepers and blocking positioned for rail posts. The ceiling under and above the new balcony was clad in tongue and groove cedar which we stained before installing. This unique aluminum railing features 5’ wide glass panels and a matching PVC drink rail.

Trusses, Fascia, Sheathing, Balcony Framing and Roofing Complete.

We are getting organized to bring in some new marine grade 3x6 joists to repair the structure of this crib dock and give it much needed facelift with PVC decking. Stay tuned!

Phase 1 of Project Arnold complete. We demolished the last 8’ of the back bedroom and got our footings and foundation walls in and backfilled. Before we could backfill mother nature decided to give us rain in January and this Innisfil clay tried to steal our skid steer. Lots of pumping out water but we are ready for framing! With
