So true! Yet it can be very difficult for sellers! Emotions can sometimes overpower logic, and fact based objectivity can be overpowered by opinion based subjectivity.

If buying or selling in Calgary feels different than it did a few years ago, this is a big reason why.

Canadaโ€™s 41 largest urban centres now total 31+ million people, and Calgary is among the fastest-growing metros in the country. On July 1, 2025, Statistics Canada estimated the combined population of those CMAs at 31,169,100.

Calgaryโ€™s population grew by about 2.9% between July 1, 2024 and July 1, 2025, placing it near the top nationally among all CMAs.

Provincial estimates also indicate Calgaryโ€™s overall population has increased by roughly 19% over the past five years, underscoring sustained expansion in the region.

That kind of growth doesnโ€™t guarantee outcomes but it does change the backdrop for housing.

More people puts pressure on rentals, adds competition in some price ranges, and makes neighbourhood-level differences matter more than ever. And thatโ€™s the key point: not every part of the city moves the same way.

Some areas feel tight. Others feel balanced. Detached homes and condos can behave very differently even just a few kilometres apart.

Thereโ€™s also been slower growth in non-permanent residents across many urban centres, particularly compared with recent years, which can affect the mix of demand over time. But the headline remains the same: Calgary continues to grow faster than the national average, and that matters for housing.

๐Ÿ‘‰For buyers, this can mean certain segments feel more competitive, while flexibility on location or housing type can open up options.

๐Ÿ‘‰For sellers and investors, population growth can support demand over a full market cycle but results still come down to pricing, product type, and local inventory, not headlines.

Calgary is attracting people from across Canada and from abroad, and growth isnโ€™t limited to the downtown core. Some surrounding communities are evolving with their own jobs, services, and housing demand.

Some of the biggest issues are the ones you do not notice until it is too late. Here are 4 red flags every buyer should keep in mind when shopping for a home:

๐Ÿšฉ 1) Everyone is moving out
If there are an unusual number of homes for sale nearby, ask why. This matters even more for condos, where low dues can lead to a special assessment.

๐Ÿšฉ 2) The price is too good to be true
A very low price can be hiding problems. If itโ€™s a fixer-upper, you should know that from the start.

๐Ÿšฉ 3) There are signs of infestations
Pests can be easy to miss. Look for droppings, smells, nesting materials, sounds in walls, and damage.

๐Ÿšฉ 4) The listing does not have many photos
Missing key rooms or interior photos is often a red flag. You may discover more than expected in person.
