Even though recent ratios indicate Calgary is moving back into a seller's market, others suggest that itnis firmly within balanced market conditions trending towards buyer's market. I tend to agree with the latter. The eye test and the jib market indicate weakness and inventory is building across the city. For investors, this presents an opportunity: more options and less competition. Just make sure your proforma is updated with current rents. Don't catch a falling knife!

Higher sales and lower new listings have bucked the trend of Calgary moving towards buyers market conditions. Despite the recent uptick in market activity, I suspect underlying economic pessimism will push the market again towards buyers market conditions in the coming months.

Residential benchmark prices in Auburn Bay have decreased across all housing types since last year. Like much of Calgary, apartments have seen a particularly sharp decrease at 8.9%.
