This initiative aims to bring digital services directly to people's doorsteps and make civic amenities more accessible. For the design, we focused on keeping it clean, minimalist, and maintaining a "Soft UI" vibe, ensuring that users of all ages can navigate the platform effortlessly.

একটি জমি কেনার আগে কিছু গুরুত্বপূর্ণ বিষয় যাচাই না করলে ভবিষ্যতে বড় ধরনের ক্ষতির মুখে পড়তে পারেন। নিচে কিছু গুরুত্বপূর্ণ দিক তুলে ধরা হলো, যা জমি কেনার আগে অবশ্যই জেনে নেওয়া উচিত:

১. জমির দলিলপত্র যাচাই:
খতিয়ান (Porcha), দাগ নম্বর, খাজনা রসিদ ঠিক আছে কিনা যাচাই করুন। দলিলের মালিকের নাম এবং ভূমির ইতিহাস (জমি পূর্বে কার ছিল) যাচাই করুন।

২. মৌজা ম্যাপ এবং দাগ নম্বর মিলিয়ে দেখা:
ম্যাপে উল্লেখিত দাগ নম্বর ও আপনার পছন্দের জমির অবস্থান এক কিনা তা মিলিয়ে নিন।

৩. খারিজ ও নামজারি:
জমির মালিকানা আপনার নামে নিতে হলে খারিজ বা নামজারি করাতে হবে। পূর্ববর্তী মালিক এটি করেছেন কিনা নিশ্চিত হোন।

৪. ভূমি উন্নয়ন কর পরিশোধ:
খাজনা বা ভূমি উন্নয়ন কর নিয়মিত দেওয়া হয়েছে কিনা তা যাচাই করুন। কোনো বকেয়া কর থাকলে কিনে সমস্যায় পড়বেন।

৫. জমি দখলে আছে কিনা:
জমিটি বাস্তবে দখলে রয়েছে কিনা এবং কোনো বিরোধ বা মামলা আছে কিনা জেনে নিন।

৬. স্থানীয় প্রশাসনের অনুমতি:
কিছু ক্ষেত্রে ইউনিয়ন পরিষদ/পৌরসভা বা সিটি কর্পোরেশনের অনুমতি দরকার হয়।

৭. ডেভেলপমেন্ট প্ল্যান ও ভবিষ্যৎ পরিকল্পনা:
এলাকায় সরকারিভাবে কোনো উন্নয়ন প্রকল্প বা এক্সপ্রেসওয়ে, রেললাইন, জলাশয় তৈরি হচ্ছে কিনা জেনে নিন।

৮. ভূমি শ্রেণি ও ব্যবহার:
জমিটি কৃষি, আবাসিক, বাণিজ্যিক না কি জলাভূমি – তা যাচাই করুন।

৮. বিশ্বস্ত সূত্র ও এজেন্ট:
প্রতারিত এড়াতে পরিচিত ও বিশ্বস্ত এজেন্ট বা আইনজীবীর মাধ্যমে কেনাবেচা করুন।

৯. রেজিস্ট্রি ও নাম ট্রান্সফার:
জমি রেজিস্ট্রির পরপরই নামজারি প্রক্রিয়া শুরু করুন।
আপনার নির্ধারিত জমি নিয়ে যদি বিস্তারিত পরামর্শ চান, তাহলে জায়গার নাম বা অবস্থান জানালে আরো নির্দিষ্টভাবে সাহায্য করতে পারি।
