Could proposed negative gearing changes become a catalyst for more housing construction in Western Australia?

Limnios Property Group Managing Director James Limnios believes they could.

With more than $16 billion invested in WA residential property over the past year, around 79% of investor spending is currently directed towards established homes. Proposed changes favouring new builds could shift a significant portion of that investment into new residential developments.

James believes this could help unlock much-needed housing supply, particularly in Perth's inner and near-city suburbs where rental demand remains strong and available stock remains limited.

However, he also warns that planning delays, development costs and approval processes could prevent the opportunity from being fully realised unless meaningful reforms are introduced.
