One tree can stop a development.
Several Perth councils have introduced rules requiring approval before certain trees can be removed.
And they don’t have to be huge.
If a tree is:
• 8m tall
• 6m canopy
• 1.5m trunk circumference
…it can trigger a development approval.
On a normal block that could mean multiple protected trees.
A small planning rule like this can completely change the feasibility of a project.
Property development isn’t just about buying land — it’s about understanding policy.

Perth property is moving fast right now.
Listings are at record lows.
Homes are selling in about 9 days.
Prices are pushing into new brackets.
But this isn’t speculation.
It’s a supply shortage.
Population growth is rising faster than new housing supply — and that imbalance is pushing the market forward.
The interesting part?
Demand that used to sit under $1M is now pushing into the $1.2M–$1.5M range.
