Here we are in Bell Park at our new dual occupancy project, where two townhouses will soon start taking shape.
Demolition has now been completed, which means we can shift our focus to getting the site ready for construction. A lot of the work at this stage happens behind the scenes, with planning, services and site preparation all needing to be lined up before things move on site.
Power, water and stormwater works are already being organised, with site works not far away. Once those pieces are in place, we’ll be ready to get things moving and start bringing this project to life.

Throwback to our Littlewood project in Geelong.
This custom home was designed around the client’s vision, with a strong focus on creating a home that feels practical, functional and tailored to the way it would be lived in. Projects like this are a reminder that custom homes are never just about floor plans. It’s about bringing together the right design decisions from the beginning.
From planning through to construction, every project has its own journey and its own challenges. Working closely with clients early allows us to make smarter decisions around layout, orientation and overall functionality to achieve the best possible outcome.

Back at the Western Beach Road project, and there’s a lot happening behind the scenes at this stage.
What you’re seeing here is all about structure. New framing, LVLs, temporary propping and large timber beams are all going in to support the upper level and carry the loads exactly where they need to go.
A lot of this work won’t be visible once the project is finished, but it’s the critical part of the build. Get the structure right now, and you’re setting the home up to stand strong for many years to come.

What most people don't know about NDIS housing?
Specialist Disability Accommodation, or SDA, is one of the most misunderstood parts of the Australian property market.
At first glance, it looks like a straightforward opportunity. Government-backed rent, long-term tenants, and stronger returns than a standard rental property. According to the most recent NDIS quarterly data, more than 24,000 Australians are currently funded for SDA, with around 15,000 already living in SDA homes and another 9,600 actively looking for one.
That demand is real. But the full picture is more detailed than the headline numbers suggest.
There are now more than 11,000 enrolled SDA dwellings across Australia, with new homes being added every quarter. As supply grows, the location, design category, and tenant fit of each home matter much more than they used to.
In simple terms, not every SDA build is a good investment. The right home in the right area can change a tenant's life and deliver a great outcome for the owner. The wrong one can sit empty.
We have built several NDIS homes over the years, and the projects that work best are the ones where the location is matched to real local demand, the design meets current SDA standards, and a care provider is involved early.
At build2grow, this is one of the areas we genuinely care about. When an NDIS home is done well, it does more than generate a return. It gives someone a place that actually suits how they live. That part of the job never gets old.
What do clients usually overthink too much during the building process?
Probably everything... and that’s completely normal.
Building a home comes with a lot of decisions, and it’s easy to end up speaking to too many people and collecting too many opinions along the way. Sometimes that can actually pull you further away from what you liked in the first place.
If something works for you and there’s a reason you’re drawn to it, trust that instinct. More ideas do not always lead to a better outcome. Keeping things clear and staying true to the original vision often leads to a much stronger result.

Here we are at our Western Beach Road project on the Geelong waterfront.
Renovations and extensions always come with a few unknowns, especially when you’re working on a home that’s been standing for decades. Once demolition starts and walls come down, you begin uncovering things that were never visible at the start.
Over the last few months, this project has involved additional inspections, engineering reviews and permit amendments to work through some of those hidden surprises. It’s all part of the process. The key is making the right adjustments early and keeping the project moving in the right direction.

The May 2026 Federal Budget has introduced some of the most significant property tax changes Australians have seen in years.
According to recent coverage from CommBank and the Prime Minister's official announcement on 12 May 2026, the government will limit negative gearing to new builds from 1 July 2027, while replacing the 50 percent capital gains tax discount with inflation-adjusted indexation and introducing a 30 percent minimum tax rate on realised gains.
The government has projected these changes, combined with a $2 billion housing infrastructure package, will support around 75,000 additional first home buyers entering the market over the next decade.
For people considering their next move, the takeaway is fairly clear. Established investment properties will likely face less investor competition, which may ease some pressure for owner-occupiers. At the same time, new builds remain favourably treated under the new arrangements, which is expected to redirect investor interest toward newly constructed homes and apartments.
CommBank has already revised its 2026 national dwelling price growth forecast down to 3 percent, reflecting both the policy changes and the impact of recent rate rises.
From what we are seeing at build2grow, these shifts are giving buyers, investors, and developers a lot to think about. Decisions that were straightforward six months ago now require a closer look at long term strategy, timing, and the type of property being built or purchased.
In a market shaped by policy as much as price, staying informed has rarely been more important.
