900 sausages (68kg) cooked for t he kids and Dads at the Fathe rs Day Lunch at school today at Warne rs Bay. About 4hrs of rolli ng those snags. Seeing all t he kids and Dads enjoy the d ay and the sausage sandwiches was we ll worth it. Thanks to a ll the teachers that put it on. And Gold Star Butchery & De li at Warners Bay for the gre at meat.

Are you getting what you p ay for?

This question couldn’t be more importa nt, when considering the professional property manageme nt company you employ to care f or your investment.

We recently had a conversati on with some friends who are renti ng a home in Lake Macquarie. Wi th no rental history (as previous ho me owners), they had little to off er by way of evidence to suppo rt the fact they would care f or the home. The managing agent correct ly notified them there would be quarter ly inspections of the property. Th is is a fundamental part of cari ng for a clients property, after a ll, it is what you pay f or as a landlord and the ve ry least you should expect.

12 mont hs into the tenancy, these guys g et their first notice of an inspecti on, that is 1 inspection in t he first 12 months instead of 4! Wh at happened to the first 3? A ye ar has passed and no one h as even looked at your investment ass et. This is a long ti me for a property to deteriorate d ue to a bad tenant. Is th is landlord getting what they paid f or? What else is this age nt promising and failing to deliver?

The reali ty is, this is not an isolat ed incident. We have a sma ll portfolio of landlords. Most of whi ch have come from referrals as a resu lt of some agents failing to deliv er as promised. Some have almo st given up on property investment d ue to the treatment of their managi ng agents. Failing to condu ct regular inspections and failing to ke ep a rental property in good conditi on with great tenants is the na me of the game! If proper ty manager isn't providing you with th at basic service what are they doi ng for the money you pay them?

The week that was for NP I….

It started like this … 💩 💩 .

Block ed sewer that is wanting to spr ay out the kitchen sink during Mond ay morning brekkie isn’t ideal. Sort ed quick and cheap, very few 💸 of the se bad boys disappeared. Everyone’s dream.

Co ld and wet weather had NPI on t he roof, replacing some cracked and leaki ng polycarbonate roof sheets with some fre sh ones.

Then to hanging clothes drye rs and lines. Like who doesn ’t need that at this time of ye ar ✅.

Fencing posts falling over or brok en, fixed that too!

Retaining wall, door loc ks, fly screens … all done. A nd mowed the odd lawn too.
