[02/20/16]   We will go down to a 580 credit score for FHA when most lenders like George Mason, MVB Mortgage, and others are limited to 620 and 640. In the Fannie Mae and Freddie Mac world, we go as low as they will allow with no credit score overlays.
I have access to a Credit Analyzer button that allows me to see what a score will go up to if a credit card is paid down or a collection is paid off. I took a 581 credit score person to a 636 score this week by having a $38 collection removed and a $200 credit card paid down. This credit score raise can happen in a week!

The Federal Reserve declined to raise its benchmark interest rate last week (but left open the possibility of an increase before year’s end). However, according to a recent survey, fewer than 5% of buyers listed rising mortgage rates as their top worry—with it ranking sixth among buyer concerns. Here are the top five:
• Affordability, 27%
• Competition from other buyers, 17%
• Low inventory, 14%
• The need to sell a home first, 8%
• Not enough for a down payment, 6%
A rise in interest rates would be a signal that the Federal Reserve is gaining confidence in the economy. If you have any questions, I’d be happy to help. As always, my goal is to share timely information and updates.

• A person can have 2 VA loans at once as long as they have enough eligibility.
• If a Veteran has a 10% disability according to the government, they are exempt from any Funding Fee.

[02/27/15]   Most borrowers are unaware of this offering. This was a great solution for one of my clients who was trying to purchase an investment property for his daughter to use while she goes to college in DC.
A great way for young adults to get started buying their first home is by using the FHA "Kiddie Condo" Loan Program. This type of mortgage allows a person to co-borrow with a blood relative (eg. parent, grandparent, sibling, etc.) who helps qualify for the loan using their income or assets. Both borrowers take title to the property and sign for the loan.

There are three big advantages to using this type of loan.
1. A low down payment (as little as 3.5% of the purchase price).
2. A lower, owner-occupied interest rate on the mortgage Vs the higher investment property interest rate.
3. Helps the new borrower establish a solid credit rating.

Note that the property DOES NOT have to be a Condo.

[01/10/15]   It is official FHA has lowered their monthly mortgage insurance amounts. What this means to you….
This saves a $300k FHA loan borrower about $1500 less in mortgage payments this year.
