January's Data is In! Let's read the tea leaves and see what it says.
+ Homes Sold - These numbers represent our ongoing lack of inventory more than anything else
+ Median Price - I find these numbers particularly interesting. Why? Because, it shows upward pressure on values of entry level properties and downward pressure on values of more expensive single family homes. Whether or not this downward pressure is from seasonal influences, statistical anomalies or the beginning of a market shift remains to be seen. In my humble opinion, I think it is a combination of seasonal influences and limited demand for multi-million dollar luxury homes.
+ Average Days on Market: The numbers here confirm greatest demand is for entry level priced residences. Even though the numbers are for condos/townhomes, this also applies to smaller single family homes.
+ Current Inventory: Yeah! The holiday season is in the rear view mirror and it's time to start ramping up for the busy spring home buying season. Good thing because, demand is still there for Marin residential real estate!
