"-The number of active listings in Loudoun County in February was the fewest February active listings in over a decade.

Active listings increased from February 2018 to February 2019 in three of the eight zip codes analyzed. Furthermore, there was an increased in the number of active listings of townhomes in Loudoun County over the same period.
-As another possible sign the tight market may begin to ease, the number of new listings in Loudoun County increased from February 2018 to February 2019. Despite the modest size of the increase (4 units), any increase is notable.
-Despite the possibility of near-term easing, the number of closed sales continued to decline. The number of closed sales decreased 12.6 percent from February 2018 to February 2019.

The difference is you keep the books you loved if you read them and they truly mean something to you. And you must have room for them (nice shelf---no books in boxes, shoved under the bed, stacked on the dining room table, etc.) Books that you love are treasures, therefore they should be displayed on a book shelf.
Books you intend to read, require a come to Jesus talk with yourself about how likely you are to actually ever read it. 90+% of that category should be donated.

"Buyers looking in the Washington region will find a mixed message in listings data. Active listings, which include all homes on the market, were down 2 percent in October year-over-year. But the number of new listings, which include only homes that are new to the market during the month, was up 2 percent.
One more indication that the housing market might be getting better for buyers is that the number of price cuts on homes for sale recently reached the highest level since 2014, according to researchers at Trulia. The number of price cuts was unchanged for the first half of 2018, compared with the first half of 2017. But in July and August the researchers began to see more price cuts, compared with those months in the previous year."

MLS certainly isn't as helpful as it once was, but the idea that agents will disappear because of that is baloney. Yes, Buyers often find houses they want to see themselves online, but finding the right house is only step one in a very expensive and potentially complicated, stressful process.
forbes.com Today's homebuyers have taken the house hunt into their own hands, using sites like Zillow and Trulia to find potential properties before even calling an agent. And with countless tools that circumvent the Multiple Listing Service and agents, it raises the question: Is the MLS dead?

FHA is making it easier for buyers to get financing for condo purchases.
First, it no longer considers second homes as investment properties that count against the 50-percent owner-occupancy limit.

Loudoun County Homes Sales Update:
Loudoun County home sales significantly outpaced 2014 levels. Meanwhile, new listing activity during the quarter dipped 5.2 percent, marking the first quarter with declines in seller activity since Q1 2014. Active inventory is now 6.2 percent lower than last year and the months of supply level has moved in the seller’s favor, with 4.3 months versus 5.2 months at this point in 2014. Despite the relative gains in demand versus supply, the median days-on-market level increased by five to 31 days. Though half the homes sold were listed at least one month prior to contract, 1 in 4 sales were on the market for 10 days or less, and 2 out of 5 sales were completed in less than three weeks. The Q3 median sales price of $430,000 marked a slight 1.1 percent dip, with townhouses as the only segment to see a modest gain.
