New U.S. home sales surge in June to strongest rate in 13 years

Sales of new single-family homes rose sharply for the second straight month in June, pushing the sales rate to its highest level in 13 years, according to data released Friday.

marketwatch.com New home sales had their second straight solid gain in June, and are now above the previous cycle-high hit in January, the Commerce Department said Friday.

Even with the burden of the pandemic, the housing market is making a comeback! June and July sales have hit unexpected high numbers sold at the fastest pace since July 2007. The average U.S. rate for a 30-year fixed mortgage fell below 3% for the first time in a data series that goes back to 1971!

The Bonfils-Stanton Foundation is donating to Mile High art groups! One of the city's largest arts-funding organizations is donating up to $125,000 in emergency funding to help its nonprofit benefactors during the COVID-19 quarantine. The foundation will give up to $6,000 each to 43 nonprofits in the Denver area.

Paddleboarding is a new favorite sport by Coloradans! With a record number of high temperatures, it's getting too hot to hike. Instead, see another side of the Rockies and stay cool at the same time. Grab an inflatable or hardtop board and explore the waters of Bear Creek Lake, Cherry Creek Reservoir, Boulder Reservoir, and Union Reservoir in Longmont!

If the word “staging” conjures up the idea that you’re putting on a show for prospective buyers, you’re on the right track. Staging your home can have a notable impact on how quickly you sell and for how much. Staged homes in Colorado can sell up to 88% faster and for around 20% more than homes that have not been staged!

Homes are now more affordable than they have been since the housing crash. Although many factors drive the overall equation, the main one that’s playing the largest part in today’s home buying affordability is the historically low mortgage rates. Based on this primary factor, it is more affordable to buy a home today than in the last seven years.

With the technology we have access to, moving has become a breeze! Before you start packing, look at the floor plan of your new home and map out where you want everything to go virtually. By taking this simple step, you’ll be able to keep rooms boxed together, which makes unpacking an absolute breeze!

Say goodbye to campgrounds this year! It's no secret the best way to see Colorado's stunning nature is by camping, and if your plans are last-minute, try freedom camping. It's great for car/van camping or the backpackers who want to hike into a remote spot. Visit the Mount Zirkel Wilderness, Aspen-Sopris Ranger District, and Salida Ranger District.

Did you know Colorado is one of the most important locations in the world for paleontology? The state has more unique dinosaur-related activities for kids, families, and dino-loving adults than hadrosaurs had teeth. Here are 5 of the coolest spots around Colorado for kids (and adults) obsessed with dinosaurs: Dinosaur National Monument, Trail Through Time, Garden Park Fossil Area, Morrison Natural History Museum.

Wondering where the market is headed for the rest of the year? The biggest piece that’s holding sellers back is the unknown. Talk about these 3 topics now to give them a better understanding of how to move forward: Economic recovery, high buyer demand, and low inventory. One of the best ways to deliver this information is through your listing presentation.

There's a new policy for hikers looking to see wildlife in Colorado. Anyone exploring will be required to have a hunting or fishing license, due to growing visitation numbers. Whether they are hunting, fishing, or hiking, they will know what that trail is used for from getting that license.

There's no room for shortcomings when you prep your materials in advance! If you haven’t taken a look at your listing presentation recently, now would be a good time to do so. Especially if you are giving virtual tours, this will avoid being tone-deaf, it’s important to make sure yours reflects today’s market.

Go for a ride through Colorado’s Rocky Mountains! To keep guests happy and healthy, the Georgetown Loop Railroad has added extra precautions for their summer and fall rides, including more open-air cars, mandatory mask-wearing, and ample space between each party. Don't get stuck inside during the glorious summer season while there are still uncrowded outdoor adventures to have!

And another one...

We’ve all heard that Colorado has an average of 300 sunny days per year…but does that apply to the entire state? If you want to know which cities are the sunniest/ warmest here are the top destinations to get the strongest vitamin D: Monte Vista, Pagosa Springs, Manassa, Blanco, Center, and Alamosa East where you can visit the Great Sand Dunes!

How's the Market? Lets look at it compared to last year...Not Bad! The market is roaring back! We have more inventory but they are selling fast. The number of days on the market is declining for single family homes.

Young professionals these days have more unique questions to ask when buying a home considering their career path. Here are a few you will want to shed some light on. 1. Do you wake up in a place that is comforting, yet inspiring? 2. Does it contribute to maintaining a positive attitude? 3. If you also work from home, do you have adequate space and privacy?

If you enjoy hiking, this one's for you! It's no secret that hiking in Colorado is a fundamental thing to do living here, but finding the lesser-known ones is harder to find. Here is a list of trails you won't be able to find in any tourist trail book near Boulder and Denver: Greyrock Mountain, Rocky Flats National Wildlife Refuge, South Boulder Creek Trail, Peaks to Plains Trail, and the thirteener Mount Audobon!

After everything on your list to finding the perfect home, a reasonable next step is to have the home inspected. Since buying a new home is one of the biggest financial decisions you'll make, there's nothing to be glossed over. Be sure to ask if the inspector has time to do a thorough job to meet your deadline during peak season!

The Bird scooters are coming back to town. Like most cities, the e-scooters were banned since March. This Wednesday they will be back on the streets in Fort Collins as another method to commute. Bird will also offer free rides for health care workers and emergency personnel who email a copy of their medical identification card along with their name and phone number to [email protected].

WOW. Organized.

Nothing beats the feeling of coming home to an organized, inviting space. If you've been lacking that feeling, I can help you get it back.

Debt-to-income is one of the most important building block to buying a home. The debt-to-income ratio is the 2nd most important building block of the transaction. If the credit score was in a race against debt-to-income ratio, the debt-to-income ratio would come in a very close 2nd place finish. Other than the credit score, it plays the largest role in which loan you can qualify for and how much.

Do you know what you need to purchase a home? Most people make a checklist and number one on that list should be to understand your finances. While you're searching, get an idea of what you can afford. Try using a calculator on home affordability.

Live music returns to Denver! The Historic Berkeley neighborhood venue will hold four events per week and the Oriental Theater will reopen for concerts. One small change is that the capacity will shrink to 50 people per show. Most events will cost $8-$20, while a comedy-magic show from Claire Voyant on July 25th will cost $25-$50.

Crush Walls street-art festival is coming back to RiNo! Unlike indoor events, Crush Walls has invariably been a socially distanced event—viewing these canvases from people in the great outdoors. This week, the festival announced a Sept. 14-20 return to the area just northeast of downtown Denver, with a roster of 100 artists lined up to paint 40 murals giving the community a fresh new paint job!

No Independence Day fireworks this year? No big deal, you can still participate in the 5k virtually! Hosted by the Highland Ranch, you can either run the loops around the ranch or run a 5k with a friend or family member and maintain the tradition!

Is that “wow” factor missing from your garden? Adding a personal touch to the lawn and garden doesn’t have to be complicated or break the family budget. Homeowners can transform an ordinary-looking landscape with some imagination, design, and perhaps the help of a local agriculture extension service, landscape professional or private nursery.

If quarantine did a number on your Postmates bill, it's time to get back to cooking. But being in the kitchen doesn't have to feel like a burden.Perhaps all you need is a fresh summer design to make you want to get cooking again. Consider dressing it up anywhere between earthy jungle-inspired designs to vintage luxury.

[06/26/20]   My favorite part of 2020 is how ordering takeout is now considered "supporting local businesses" and not "being lazy."

Oh, and since we're talking about supporting local businesses, who's looking to buy or sell a house? 😆

Insuring your home can give you peace of mind when purchasing your first home. The first step to insuring your property is to find an experienced, preferably local agent. Find out what to look for when insuring your home. Basic, Liability, and replacement coverages are good starter topics.
