Weekly Housing Market Statistics: April 12, 2020

Here are the Weekly Housing Market Statistics for April 12, 2020. If you look at the year over year stats, you can see that the number of New Listings, Pending Listings (Under Contract), and Closed homes are down, while the number of withdrawn listings are up. There are also fewer New Listings and fewer Pending Listings than a week earlier. The prices have remained stable or increased slightly. Since then the Covid-19 pandemic has slowed the market, but homes are still selling. https://www.recolorado.com/market-statistics/weekly-april-12.aspx.

I suspect we will see many more New Listings entering the market in the coming weeks now that Realtors are permitted to show homes in most counties. At this time, Realtors, Sellers, and Buyers who are abiding by these guidelines should use virtual methods and photos to narrow the field of homes they are most interested in, prior to setting actual showings. When showing homes in person, everyone should be following social distancing guidelines, limit the number of people in a home at any given time, wear a mask and gloves, and remove your shoes or wear shoe covers.

Weekly Housing Market Statistics: April 5, 2020

Here are the Weekly Housing Market Statistics for April 5, 2020. If you look at the year over year stats, you can see that the number of active, under contract, and sold homes are down, while the number number of withdrawn listings has increased. The prices have remained stable or increased slightly. This year, the market started off at a very fast pace and continued through the first of March. Real Estate is considered an essential business, however, the Attorney General and the Department of Regulatory Agencies has established guidelines stating that showing homes is non-essential. At this time, Realtors, Sellers, and Buyers who are abiding by these guidelines should only be doing virtual showings, meaning that traditional, in-person showings and open houses should be suspended for now. Those who choose to show homes in person should follow social distancing guidelines, wear a mask and gloves, and remove your shoes. Now is actually a good time to buy as some buyers have put things on hold.

I’m sure you’ve all heard the news about the Federal Reserve cutting the Fed Funds Rate to zero. Since then, there has been a LOT of misinformation floating around that is misleading to consumers. I wanted to take a moment to explain what that announcement means and what it DOESN’T mean.

1. Mortgage interest rates have NOT been dropped to 0%. The quickest way to explain this is that the Fed Funds Rate only impacts the interest banks charge on short-term financing. Think of credit cards, HELOCs, and auto loans for example.

2. If you have locked your rate, the locks are still good. If you have not locked and are still shopping, timing will be important.
3. Mortgage rates are tied to the activity of the 10-Year Treasury bond and Mortgage Backed Securities. The 10YR Treasury and average 30YR Fixed rates move in sync. This is what is used to price loans.

4. Rates are constantly fluctuating. The bottom line to understanding all of this is that financial markets abhor uncertainty. In the past several weeks, rates have moved up and down wildly given the abnormal patterns of what has been happening in the world.

5. If you’re interested in a detailed play-by-play, here’s a quick overview of the past three weeks:
• COVID-19 caused a major sell off in the stock market and all that money flooded into the bond market.
• Demand for bonds drove bond prices up which drove bond yields down.
• When bond yields are down, mortgage rates follow suit. This was the first big drop over three weeks ago.
• Once that happened over $11 Trillion in mortgages were suddenly in a position to benefit from a refi and a large portion of those homeowners took advantage of the opportunity.
• Because of the massive uptick in mortgage applications for refinances, most lending institutions were overwhelmed and unable to handle the capacity so they increased rates to slow down the number of applications.
• A second factor contributing to rates going back up was liquidity. Investors on the secondary market (banks loans are sold to) were worried about having enough reserves to cover the new loans.
The Fed is attempting to alleviate the uptick by infusing money into the secondary market over a short period of time beginning Monday, March 16th. Basically, they’re making more funds available to banks to buy the new loans.

The list price of the 6 Available (A) homes range from $495,000 to $805,000, with an average List Price of $642,667. The Days on the Market ranges from 2 to 16, with an Average Days on the Market of 7 days. The average above grade Price per Square Foot (PSF) ranges from $177.94 to $261.84, with an Average Price per Square Foot (PSF) of $231.28.

The list price of the 9 Pending (P) home sales range from $429,900 to $719,900, with an average List Price of $565,744. The Days on the Market ranges from 3 to 23, with an Average Days on the Market of 9 days. Yesterday at 5 p.m. ET, the Federal Reserve cut its benchmark Funds Rate to a range of 0%-0.25%, and pledged to buy $700 billion in Treasuries and mortgage bonds, to bolster the economy against a coronavirus slowdow.

This does not immediately cut fixed-rate mortgage rates, as they're keyed to bond prices. But the Fed's bond buying program may increase those prices, which would eventually lower mortgage rates. We'll see.

In last week's National Association of Realtors survey, 87% of respondents saw no change in the number of homes on the market, and 37% felt low mortgage rates excited buyers more than the stock market correction.
