Here is the link to REColorado’s September market update and housing market statistics.
Although we saw seasonal cooling month over month, the Denver Metro Area housing market remained strong in September year over year. At the close of the third quarter of 2019, all major year-to-date indicators are up compared to last year. Home prices continue to increase, but at a slower rate, as we've seen relatively level pricing since May. Strong demand from buyers drove homes under contract up nearly 25% compared to this time last year.

The Highlands Ranch Market indexes indicate we are currently in a cooling Seller’s market with prices flattening out a bit. This is not an unusual pattern for this time of year with the increased inventory and schools back in session. According to Denver Metro Association of Realtors, the housing inventory continues to even out with conditions still favoring sellers. We are seeing more price reductions, and more homes to choose from, with a longer time period to make their decision.

Here are the latest Denver Metro Real Estate Market Statistics.

According to the latest marketing statistics from REcolorado, we continue to see higher inventory levels in the Denver Metro area, bringing more choices to buyers. Year to date, the count of new listings is 6% higher than we saw last year at this time. Additionally, homes are staying on the market longer, selling in an average of 32 days. Prices are continuing to increase, but at a more moderate pace. In July, the average price of a single-family home (attached + detached) was $496,120, a 4% increase from last year. [07/09/19]   Here is the Greater Metro Denver Real Estate Update with Local Insights for June 2019
• The Greater Metro Denver saw a decrease in sold units for the first time this year, down 6.8% month-over-month and 5.7% year-over-year
• Active listings for June hit 8,186 homes. The last time inventory was this high was in Oct 2013.
• While the increase in active listings has given buyers more bargaining power, the month supply of inventory (MSI) is only 1.5 months, indicating we're still in a seller's market.
• Listings are still moving quickly with a decrease in average days on market (DOM) to 23.5 days. (Down 4.1% month-over-month, up 30.6% year-over-year.) On average, it took homes 5.5 days longer to sell compared to this time last year.
• Detached single family (DSF) average sold price saw its first decrease all year, down 0.5% to $543,527. (Equates to a $2,976 difference)
• Attached single family (ASF) average sold price also saw a decrease month-over month, down 2.6% to $365,451. (Equates to $9,839 difference)• Greater Metro Denver Area includes the following counties: Adams, Arapahoe, Broomfield, Denver, Douglas, Elbert and Jefferson
