Not everyone should buy a house. There I said it.
(Feels strange...I'm a realtor, after all, but could not be MORE TRUE if it came down from the heavens - it’s true.)
Even with the historically low-interest rates, homeownership isn’t for everyone. I’ve seen what happens when people buy without really being ready — what’s meant to be an asset becomes nothing but a burden.
Here’s the good news — knowing it IS NOT the right time to buy is just as clarifying as knowing it IS the right time. To help here are five reasons NOT to buy a home right now:
1. You aren’t happy in your job and/or you’re contemplating a career change.
2. You’re hoping to travel (ALOT) once COVID restrictions lift.
3. You don’t have the best credit or the down payment funds for the house you want.
4. You tend to get antsy after living somewhere a year or two.
5. Everyone around you is doing it. (I get it. Peer pressure is real, but you CAN resist! You’re not in middle school anymore, remember?)
No single one of these eliminates you from homeownership so chat with homeowners you know or a trusted realtor who can help you think through your situation and goals.

In all seriousness, if you're considering selling your home without an agent – ask yourself these questions before ruling it out:
Do you know how to write a contract?
Do you have the budget for photography and marketing?
Do you know the market value of your home?
Do you have a third party to negotiate on your behalf or will you be doing it directly with the buyer?
Are you prepared to leave work for showings and arrange these on your own?
Do you know how to prepare your home to sell for top market value?
Do you know to qualify a potential buyer?
Are you prepared for the process after an agreement has been reached?

Warmer temps got thoughts of a home garden on the brain? Here are three tips if you're a newbie gardener:
1. Start small. If you’ve never gardened before, start small and learn the ropes of planting, watering, fertilizing, and picking. If all goes well, go big next year!
2. Consider a theme. Love Chinese cuisine? Focus on snow peas, radishes, cucumbers, cabbage, broccoli, bok choy, and bean sprouts. Sucker for fresh salsa (I mean, really, who isn’t?) Think tomatoes, sweet peppers, chili peppers, onions, tomatillos, and celery (and don't forget the cilantro and cumin).
3. Plan for pests. Deer, raccoons, rabbits, and other pests love veggies just as much as you do. Ask neighbors or local garden center experts the easiest way to keep your garden pest-free.
Did you know a home garden is not only magnificent for the taste buds but can also reduce stress and fend off the blues?

Hang on to your hats, friends! Today I’m showing a bit of my wild side, how I like to live on the edge, mix it up, keep ya on your toes. How so, you ask? I’m sharing what I’m grateful for — and we're nowhere near Thanksgiving...
Here's why: I believe we should work just as hard in March to count our blessings as we do in November — because even amidst the "hard," there's so much "good" to be thankful for!
Without further ado, here are three things I’m thankful for right now:
1. Calm among the chaos. It's like finding your little island oasis that no one knows about while the world spins around you. Sometimes mine looks like music up, windows down drive on the backroad of Northern Virginia.
2. The Reasonable Side (in everyone). This very lopsided market has incredible benefits for everyone if you're willing to hunt, peck, and be patient. That goes for sellers too! Even in the high-sales price, low supply situations sellers AND buyers are finding a happy middle group. I am NOT here to navigate you towards spending more nor getting less than you can. I am here to help you navigate the pros and cons of every deal.
3. Sunshine. It's like pure gold filled, love poured into my soul. I cannot tell you how grateful I am that my office is flooded with light all day. Southern exposure is great for the mood and vitamin D levels ;-)

It's Sunday - so that means home tours for my buyers and open houses for my sellers. Sellers are often buyers more times that not! This market is a fickle one for folks on both sides of it so...
if you are searching for a home, there are some things you need to keep in mind when looking for your perfect living situation. Such as,
✨ LOCATION. LOCATION. LOCATION. You want to make sure you are near any essential businesses that you need, and you also want to make sure it is in a good school district if you have some kiddos tagging along.
✨ How's it cookin' good lookin' in that NEW kitchen? If the kitchen is the heart of your home, don't settle for a home with a kitchen that won't work. You can always remodel, but it's very costly. Can you replace cabinet faces and countertops? Will an inexpensive makeover be sufficient?
✨ I have PRETTY THINGS! The closets and storage. Older homes tend to have little closets and not a lot of storage space. If you have lots of sports equipment, craft supplies, out-of-season clothes, and holiday decorations, be sure you know where all this will go in your new home.
✨A room with a view = the windows and lighting. Do you love a bright sunny room or do you love privacy? Look at home with light and sunshine in mind. Look at the locations of electrical outlets and fixtures. Will they accommodate your lighting needs?
✨ Slopes, dips, and corners mean where squaring up the lot. Beyond location, look at the site of the home. If the home is on a hill, does it have a view, a walkout basement, or lots of stairs to climb? Do neighbors' windows look directly into the home? Is the yard suitable for kids, pets, gardening, or other uses? Is access to the property safe regarding driveway elevation or stairs to the front door?

Though not as detailed as a professional appraisal, a CMA provides my evaluation of the home and market to provide an estimate of value for listing purposes.
✨ Hire a professional appraiser: Lenders require a home appraisal before they’ll approve a mortgage, but as a property owner, you can hire an appraiser to estimate home value at any time. More than one-fourth (28%) of U.S. homeowners determined their home’s value through an appraisal, according to the survey. I can help you find an appraiser to make sure the process goes as smoothly as possible.
✨ Pulling comps: Well over half (56%) of U.S. homeowners estimated their home’s value by looking at comparable properties. On its face, this approach seems simplest. Pulling comps is one way to determine market value without using an appraiser, but use good judgment.
“Just because the property next door sold doesn’t mean it’s a comp,” Lundquist says.

In an effort to get top dollar for their home, well-intentioned sellers take on major renovations without consulting a realtor first.
Misinformed and assuming they’ll get every dollar back (and then some!), they go overboard on upgrades only to be disappointed at the closing table.
And while there are upgrades worth doing prior to selling, they’re often quick fixes, not major renovations.
I have done numerous consults for future sellers on a 1, 3, and 5 year plan for their current home and updates.

Secret #1: It’s your kitchen that’ll sell your home.
Secret #2: Declutter, depersonalize, and stage your home.
Buyers must be able to picture themselves living in YOUR home. Give 'em a chance to do just that by decluttering, depersonalizing, and staging your home:
• Declutter: Picture your home as a vacation rental. This is some of my best advice - how does it feel when you walk into your beach or lake house rental. AMAZING right!? It's my job to help you create the same feeling for your home. If you wouldn’t see it out in a rental, you shouldn’t see it out during a showing. (to include toilet seats down please).
• Depersonalize: A few modest photos here and there is fine, but pack away the excess, take down oversized monograms, and remove wall letters from the kids’ rooms.
• Stage: If you’re using the dining room as a craft area or home office, reset it as a space to dine. Also, get rid of unnecessary furniture to make your living room feel airy and spacious. Staging doesn't have to be costly or complicated — it simply helps buyers make sense of your home and see its potential.

While buyers want the right bed and bath count to meet their needs, years of experience tell me it’s your KITCHEN that’ll sell your home.
As you get your home ready for the market, every minute (and dollar!) you spend prepping your kitchen to look its best will give you a high ROI.
At a minimum, clean, declutter, and clear off those countertops for every showing (save a vase of fresh flower).
Wanna do a little more? Update cabinet hardware, replace the faucet and sink, install a backsplash, or splurge on new light fixtures.
I can walk you through the ROI on each of these ideas and more. Imagine the house next store NOT spending a small fraction upfront...and you did for a big ROI for your next home.
Buyers are still looking for a turn-key experience ... and willing to pay for it!
