“If you can shave one-half to three-quarters of a percentage point off your mortgage rate by refinancing, you should look into it,” says Greg McBride, CFA, chief financial analyst for Bankrate. “Just be sure the cumulative savings on monthly payments is enough to offset the costs of refinancing. Is a cheaper but longer mortgage worth it to get on the ladder?

"For many borrowers, the attraction of a longer mortgage will be the reduced monthly repayments. In some instances, the affordability checks carried out by lenders, especially on first-time buyers, will mean that they may not be able to pass the requirements to get a 30-year mortgage, even if their rent payments are similar. As a result, the borrowers might be directed towards a longer term, said Williams."

I would say this is an option only after every other possible route was exhausted. But..if it gets someone into an affordable mortgage, it is worth looking into. However, consider that you will be paying so much more in interest. The rapid extension of mortgage terms from 25 to 40 years means different things for different people

The Federal Reserve announced Wednesday after its March meeting that it will leave its short-term interest rates unchanged and also signaled that it likely will not raise rates for the remainder of the year.

This marks a sudden change to what had been five consecutive quarters of rate increases. Not only that, the Fed also did not rule out the possibility of a future rate cut.

When Should I Refinance My Mortgage Loan?

Is it a bad time to refinance?

It depends. I'm actually helping someone now who is going to be saving a few hundred dollars a month.

It's always good to protect the equity in your home, but sometimes a refinance is your best option. To determine this, we need to run different mortgage scenarios like what would your mortgage be if you had a 15 or 20-year mortgage versus a 30-year mortgage? How long will it take you to recoup the closing costs? Will it help to refinance and consolidate bills? Could you refi out of a CHFA loan into a lower interest rate and save money?

[02/05/19]   If I don't have a credit score, how long is it going to take to get a credit score?

"It ranges between 3-6 months depending on if you have had previous positive credit trade lines.

If you had a previous credit card that reported to all three credit bureaus and closed it out two years ago, you will not have a credit score. However, in this situation, you would generate a credit score in three months if you got a credit card immediately.

If you have never had a positive trade line on your credit report, it always takes six months to generate a credit score. So if you opened up a credit card today, you would expect to see a credit score in 6 months.

The main thing you want to be conscious of is your credit utilization. If you get a new card and max it you, you won't be very happy with the credit score. However, if you keep a small 10% balance on your credit card every month you will have a great score when it finally shows up. The best thing to do for a $300 credit card:

Purchase a small $30 purchase for gas or groceries
When you get your first bill, pay it off in full when you receive it. Put a small $30 purchase on the card the same day you pay it off in full. Wait for your next bill and pay it off in full and repeat the previous steps. This way you will never pay interest and it will always report you at a 10% balance because credit cards only report a balance once a month."

Mortgages with shorter payment periods than the standard monthly payment mortgage are a lender gimmick that do nothing for the borrower that the borrower cannot do better for herself.
