Walter Johnson HS Modernization,an ABC Metro Washington & VA Award Prj

Congratulations to Henley Construction Co. Inc., on their 29th Annual Metropolitan Washington Excellence in Construction Award: "Institutional (over $30 million)" for the Walter Johnson High School Modernization project.

Project Details: The Construction Management (CM) Contract for the modernization of the existing portions of Walter Johnson High School for Montgomery County Public Schools (MCPS) was the fourth and largest in a series of five (5) separate contracts partnered between Henley Construction and MCPS over a ten (10) year period to fully modernize the complete school campus. The project is located at 6400 Rock Spring Drive in Bethesda, Maryland. A $17M classroom wing addition and renovation of the existing Media Center and Cafeteria/Kitchen was completed by us on a hard bid GC contract back in 2001-2002. Due to the success of the earlier project, MCPS asked us to return in 2006 as Construction Manager for a $7M renovation of the existing Auditorium, which was recognized with an ABC Award of Excellence in 2007. During the summer of 2007 we were tasked by MCPS with a $1.7M CM contract to install 45 portable classrooms around the site that were used to temporarily house staff and students during the $52Million phased Modernization CM contract. Building demolition and concrete work started on a fast track basis in June 2007 while full and final design drawings were rushed to complete and issued out for trade bids in September 2007. Formal Notice To Proceed on the Modernization contract was issued by MCPS in October 2007 covering no less than six (6) distinct and separate phases, with the last section securing final building occupancy in January 2010. A separate $7M Site Improvements Package CM contract covering the renovation of the surrounding parking lots, ballfields, and football stadium/grandstands is still ongoing and scheduled to wrap up in August. The largest challenge encountered that we struggled with the most, other than working in and around a fully operating school campus, was that due to the fast track nature of the project and push by MCPS to get started, the bid documents were never fully completed and a lot of what was actually constructed, particularly on the MEP portions, is substantially different than what we started out with, which was a testament to the abilities of our major trade subcontractors involved – Heller Electric Co, Inc., Shapiro & Duncan, Inc., Halac Iron Works, Inc., CanAm Drywall, and George Moehrle Masonry Co., Inc.
