A portion of historic Rogers Farm just off Dry Mill Rd is on track to be saved after Leesburg Town Council voted unanimously last week to initiate a rezoning that would add 12 acres of the property to the H-1 historic district. The rest of the 62 acres would be marked for development by contract holder Stanley Martin Homes.
The Leesburg Town Council agreed to Stanley Martin’s proposal to rezone 12 acres of Rogers Farm as H-1. This would include the farmhouse and trees, and the barn would be moved so it would sit inside the H-1 overlay. The developer would sell the historic buildings to a private owner. The other 50 acres would hold a development of 162 single-family homes.
The rezoning will still need to proceed through staff review and a public hearing.
Keep in mind the crystal ball isn't clear but I wouldn't count on rates going down.

Oct home sales stats for Loudoun are in!
Declines in active listings are widespread with active listings increasing in only one of the eight zip codes with more than 20 sales, Sterling’s 20164 (+21.7 percent).
As a result of tight supply and strong demand, median prices have continued to increase. The median sales price in Loudoun County was $485,000 in October 2018, a 6.6 percent increase from October 2017 but unchanged from last month.
Given that supply is likely to tighten further, due to declining new listings, median sales prices are unlikely to decline. How much they increase, against the pressure of rising interest rates, remains to be seen.
