Loudoun County housing market strong through December, sales surging in most local areas.
There were 644 sales in December in the County, 158 more than last year (+32.5%). The strongest growth occurred in Chantilly (zip code 20152) where sales doubled from last December (+100.0%). Purcellville (zip code 20132) was the only local market to have a drop in sales this month (-12.5%).
Pending sales continue to rise in the County, 7th consecutive month of growth.
There were 410 pending sales in Loudoun County in December, a 45.4% jump from last year. Sterling (zip code 20164) and Ashburn (zip code 20148) had strong pending sales growth this month, up 125.0% and 50.0% respectively. Pending sale sin Lovettsville (zip code 20180) declined 80.0%.
Home prices continue to climb in many parts of the County as inventory dries up and buyers remain active.
The December median sales price in Loudoun County was $542,250, which is $22,550 higher than last year, a 4.3% increase. Notably, the median sales price was about $100,000 higher this month in both Ashburn (zip code 20148) and Leesburg (zip code 20176) compared to a year ago.
Active listings continue to shrink rapidly in the Loudoun County market.
There were only 231 active listings on the market in the County at the end of December, a reduction of 318 listings from last year (-57.9%).
Something positive at last. About time this matter was addressed properly. Kudos to the BoS for keeping the pressure on.

Home construction up in 2020 reflecting the critical need for inventory....onwards
"Home construction finished the year with the biggest bang since 2006 with 1.669 million units started for construction in December (annualized). That means the worst of the housing shortage could soon come to an end," NAR Chief Economist Lawrence Yun said about housing starts.

There is still some good news out there.... homeowners are seeing a year over year appreciation of home values....proof that real estate remains a good investment. Instant Reaction: NAR Chief Economist, Lawrence Yun, on GDP, July 30, 2020. As expected, economic activity collapsed in the second quarter due to the total virus-lockdown in April and only partial re-openings in May. The good news is that this data is backward-looking.
Unleashing The Economy ... this was the headline of an article by the highly respected NAR Chief Economist, Dr. Lawrence Yun. In it he reiterated a long held view that the current pent up demand for homes should be a 'boon' for markets. His key points were strong growth in the savings rate due to no shopping at the malls, no eating out, no vacation travel. Home prices nationally have risen above a 5% annualized rate. However, new listings and new-home construction are urgently needed as buyers seek to lock in historically low mortgage interest rates. Currently (at the time he penned the article) home sales are forecast to be down 'only' 11% in 2020 whilst price growth should rise by 4%. A similar forecast was made for 2021. He finishes by saying the demand will be there; the real question is whether the houses will be!!
This is certainly reflected in our local market .... anyone seeing anything significantly different??

There are now plenty of indicators to suggest there is going to be a gradual relaxation of the Stay Home rules after nearly two months of lock down. Realtors have developed new and novel ways of continuing to do business in the virtual world. As the option to return to work nears what are you doing now that you will continue and how do you see the real estate world in the short term.

I came into the Real Estate profession in June 2012 from an extensive military (UK) and business background. As well as enjoying the cut and thrust of being a Realtor I also got to enjoy being involved in our local association (Dulles Area Association of Realtors) and have served on the Board of Directors, and am currently the 2020 President. This has been a very challenging but rewarding role as we had to recruit a new CEO for the association following the surprise resignation of our last one (new one now starts June 30). This came on top of the COVID-19 Pandemic so focus has been understandably in many directions. Coming into the real estate profession slightly later in life I needed to maximize the time I have to achieve as much as I can so I have also been an assistant manager at our Loudoun office and managing broker at our Great Falls office in VA. Both offices have some outstanding agents. In the second half of 2020 I will be starting to provide greater focus on real estate as we start to see greater freedom to work in the COVID-19 arena and DAAR sees the arrival of a new leader. If you have real estate need do not hesitate to call. I have lived in NoVa with my wife since 2004 and have an excellent knowledge of what the region has to offer.
